We're looking at a house near Independence and McDermott. Husband works at Parkland Hospital. Googlw says the commute is currently 35ish minutes but obviously it's not rush hour. Is this commute doable? How long will it take in rush hour?

This commute can easily be double the time in traffic. If you want to live in Plano, I suggest living near the tollway (dallas north parkway). Alternatively, Coppell/Grapevine/Valley Ranch are easily accessible to UTSW.

If you leave before 6.45 in the morning the commute takes 45 mins, if it is after that commute can be anywhere from 1 hour to 1 1/2 hours depending on time you leave and the traffic.

You will get additional slowdown by the exit ramps. Traffic tends back up on the exit ramps, as they close off a few ramps and narrow others. If you leave by 6:45 am morning, it's better. You can count on the traffic getting worse, as they deeper into the project.

I do know someone who lives in Allen on the other side of 75 that makes the commute work for them, but I wouldn't be up for it. Is there something about Allen in particular drawing you?

I'd bet the OP is talking about Independence and McDermott in Plano.

That's a nice area, with good schools. Your commute will be longer than some but not as bad as others. I have friends who commute to Parkland from Frisco and The Colony. They make it work!

There are a lot of naysayers on this board who predict gloom and doom for anyone who works downtown and lives north of 635. If the house is in your price range and you have a good feel about the neighborhood, go for it.

As others have said it is approximately x2 in rush hour. This particular location is right in the middle between 75 and DNT, getting closer to either would help, but not dramatically.

That's one way to look at it. Another is that a daily rush hour commute from McDermott and Independence in Plano to Parkland would put one in the car roughly two hours per day. With the Toyota folks moving in over the next year traffic in Plano will get worse not better.

It's also very possible your friends in The Colony and Frisco have easier commutes to Parkland that the OP would.

I used to live at Preston and Legacy. I flew out of Love Field a lot those years. That drive during rush hour was 40/50 minutes 5 years ago and it's worse now. The OP is looking at an even longer commute.



Reading between the lines if the OP is sold on Plano schools she should find a way to live in the southern and western most portions of the PISD attendance zone.
