Can anyone give suggestions for good areas to live if I am relocating to Addison? My main concerns are schools and my commute to work. We have been looking in Coppell, Flower Mound, Allen and Richardson. I haven't lived in Dallas in over 10 years so I'm unfamiliar with traffic in that area now. Can someone help...?

What's your housing budget and how long in minutes do you want to commute? Are private schools an option?

I would also look in plano and the small part of dallas that is zoned to PISD. Dallas zip codes 75252 and 75287 would be a super short commute to Addison and Plano schools.

Add areas in the Dallas city limits zoned to RISD and PISD. For RISD most of 75254 and 75248 qualify. You won't even have to get on the highway to get to Addison (though traffic is still bad on Beltline/Arapaho) and some of RISD's best schools are in these zips. For PISD, most of 75252 and some of 75287 fit the bill but you can also add Plano to your list since it wasn't on there.

Personally, I'd be looking in Plano, Richardson, and the Dallas zips I mentioned - they provide the best of all worlds for great schools and short commute. Allen/Coppell/Flower Mound are also fine options but as long as you have the budget I'd shoot to be a little closer in.

Max budget is around 315,000. Don't really want to go the private school route. We have friends in Lewisville and flower Mound so would be nice to be close.

Flower Mound to Addison would be an awful commute. There's no direct route, so you'd be using toll roads and going a fair distance out of your way and having to backtrack. Plus, there's a lot of traffic on those roads.

I would vote 75252/75287 as the best option. Plano is large and stretches forever so maybe 75093 or 75074 for Plano. For a short commute with good schools from the north end of things i think those Zip codes are the best. They are also reasonably close to lewisville.

I dont know much about Richardson so i cant speak to that unfortunately.

Problem with those zip codes will be finding a home in your range. If you arent incredibly picky though, you will find something.

75080 in Richardson is good. I know some people think the sun shines out of JJ Pearce's proverbial behind (and it is an excellent school), but RHS is also excellent as well so don't count it out.

If I were you, I'd probably stay as close as possible and go with Richardson or the areas of Plano/Dallas zoned to PISD. Easiest commute. Coppell isn't half bad going down Belt Line, but it doesn't necessarily buy you anything extra. Budget might be tight in all areas--you'll be limited to smaller, older housing stock
