Fair Park, area by the Dallas Zoo, anywhere heading southeast off of US175 toward Balch Springs. The triangle between US175, I-30 and I-635.

Yup. 75215 is the Fair Park zip code and it is one of the poorest and least safe zip codes in Dallas. There are vacant lots for sale for $5k and many homes for sale in the $25-35k range. Would advise anyone who has a better option to buy there because it's cbeap for a reason.

Long story short, that area was where the wealthy Jews lived in Dallas from the 1800's until the 1940's. There is a historic district that still has about 4 city blocks intact where you can imagine what the neighborhood was like 100 years ago. After WW2, tbere was a huge development boom in north Dallas and the big Jewish temple relocated there. The community picked up and moved and by the 1950's there were almost no Jews left in the Fair Park area.

I'm not sure how quickly the area turned into a predominantly black, blighted, and poor one, but it has been that way all my life (late 1970's till now). The neighborhood is over 85% black and the average HHI is less than $30k.

I assume eventually gentrification will occur as the location is terrific, but I-45 and I-30 really form hard boundaries that allow the growth that is happening in Deep Ellum/Expo Park and The Cedars from spilling onto the Fair Park area.

Why don't you just go a MLS search for homes under $50k? There are plenty of them in poor and/or unsafe Dallas neighborhoods (mostly south and west sides)
