Hello:

I'm a 44 year old SWM, no kids.
I work in SW Dallas and grand prairie is fairly close to work 10-15 minutes.
I am looking to purchase a home around 220K.

Can someone tell me the good/safe areas in GP or the areas to avoid.

Also maybe surrounding communities I might not be thinking of.

Pretty much north if I-30 or south of I20. North Arlington has some nice areas also.
Hurst, Euless, Bedford all work. There are some good areas in Irving in your price range.
Lewisville is a favorite in your price range.

It's getting near impossible to find a good home anywhere under $240k (actually $300k) they sell so fast.

I'd move here, get an apartment then start your search. You have to be here when the houses go on the market then move fast.

Westchester was built out in the 90s, so it's a little older, but not bad, especially if schools aren't a concern. Look out for foundation issues.

The newer construction is further south toward Joe Pool Lake. Some of these developments are in the Mansfield school district and get taxed more.

GP is all very diverse. Some people view this as a positive, some don't. I don't think the "bad" area of GP (between 20 and 30) is particularly dangerous, just older, small homes and blue collar.

Overall Grand Prairies is safe compared to most biggish cities.

Definitely check out Westchester -- between Interstate 20 and Joe Pool Lake. Low crime, great home values and a lot more modern than other similarly priced neighborhoods.

We live in North Arlington north of 30 on Lincoln/Center Street and absolutely love it. The home values are insane ($232k for a 3100 sq ft tudor) and it's the perfect location. it's right by the stadiums and amenities that go along with that, yet still heavily treed and quiet. River Legacy Park is also just down the road.

There are some parts of this area to avoid, but west of Collins and east of Cooper north of Washington is beautiful.

The homes in the Grand Peninsula area by Joe Pool Lake are very nice and start in the $200K price range. Wonderful, safe, neighborhoods, diverse population, very pretty, good schools. It is also one of the lowest areas for city taxes. I am talking about basically East of Hwy 360 and south of I-20.
