Refi to a 5/5 ARM; drop the PMI; sell the house in 12+ months; avoid capital gains tax, winning......if you like risk.

That ^^... I say stay put another year, too or don't refi & rent the house out and rent a place for a while

If you are going to work and have a couple of children, maybe consider a townhouse or condo with lots of amenities. Richardson would be my choice.
