Great location indeed, definitely best in Collin County . I have friends in this subdivision and they love their area. They moved here from McKinney and saw a significant improvement in commute time to Dallas, academics in schools and dinning/shopping options.

FWIW, that home backs up to Midway, which is a fairly busy street.

It is but it also puts you within a short toll free drive to Legacy,North Dallas, Preston Hollow and Addison for jobs and private schools. You'll have access to three major highways and West Plano schools. At OP's budget, he has to make compromises, if it's not this then there'll be a sucky commute, iffy school, icky floor plan or something else.

OP said pool and MBR down are a PREFERENCE not a prerequisite.

I had a client recently get upset cause I didn't ask him what he "Wanted".

I told him it didn't matter what he wanted, we were going to go see all 4 homes in his price range.
You get what's on the market, not what you want.

How does somebody have a large yard on an 8 thousand square foot lot?
