That house has been on the market almost 4 months. Reading in Private remarks it says it's priced low to reflect the many needed updates.

It might be a decent deal for someone who doesn't mind spending money to update. Has to be a reason for the high days on market.

Yeah, but updating is one thing. Having to do major repairs is another. Updating can be done at your leisure if everything works. I think it's a great price to jump into that neighborhood and they can probably still be talked down a bit.
I'd rather pay less for a house that needs updating than more for one with updates I don't like.

Interesting to hear about the new 75093 subdivision. Do you have a name?

75093 has been the most pricey of all of the zip codes we are considering. We've found $450K is what you need to start with to get into something decent and that doesn't require significant repairs or updates.

In fact, a close friend of mine bought a 1993 build in 2012 at $350K, and receives offers from buyers daily for $450-$475K and it isn't even on the market!

The builder of the development is Megatel Homes. The location is the SE corner of Parker and Presto. I believe they have a sales office offsite in Plano. Call their main number and I'm sure they can give you more information.

Couple of things to note:
1) That parcel of undeveloped land isnt that big to begin with, so I imagine the lots will be quite small and probably will not give you much backyard space.
2) Double check the zoning of middle/high schools for that area. I think it might be different compared to homes just on the other side of Preston.

I don't expect that these are going to be very big homes on very big Lots. The much more expensive Preston Lakes which is basically on the same parcel of land (just a little bit east) on the same southeast corner of Parker and Preston have practically no space between houses. We actually looked at homes there when they were first going up.
Not much yard, either.

Location is great, though.

We're concentrating most of our search in 75023 and 75025 because those areas are more affordable...

This is one beautiful house that is up for sale in Glen Meadows. The asking price is slightly higher than your budget but nothing beats the location, school and access to highways.
