Anyone know of any townhomes near grapevine
Does anyone have any recommendations for townhomes near the 121/635 area? I'm planning to buy sometime soon and have been looking. So far it seems like the townhouses in Valley Ranch are cheaply made, but very luxurious and expensive. Those in Irving tend to be in bad neighborhoods, but much more affordable. And the rest are too far away from work for me.
I'm running out of places to look. I'd like to stay around 160K-170K, but I'm a sucker for the upgrades. Any ideas?

There are some very nice, well-built patio/zero-lot homes for that price range in Valley Ranch, but of course, they are older (built in the 80's). However, the area and the homes have been kept up extremely well and have continued to appreciate and the annual HOA dues are minimal which also include front-yard upkeep. Well worth considering, especially over the new builds, IMO. See realtor.com, zip 75063.

I'm perfectly fine w/ an older, well maintained building. Truth be told, I may prefer it since the HOA would have proven itself.
I've looked at the Tree Top complex and the Ranch Trail properties (Villas at Valley Ranch, I think?) And I like some aspects of both. I worry about the noise level and the sudden rash of upkeep at the Tree Top phase. Might they be about to sell to an unknown investor? And the Villas have so many units for sale I'm worried that people there may know something I don't. Crime? Big sale of land to undesirable builders nearby?
Anyone know of anything like this?
Does the canal smell bad at any point of the year? Is the area dangerous or have much of a break-in record?
Any advice at all would be great. Thank you all!

There are several for sale in Coppell at Belt Line and McArthur. Would you consider that area? they're built in 2003-2006.
There are some for sale at the Villas of Cottonwood Creek in Las Colinas, built in 2001 (Belt Line and Walnut Hill).
I have never experienced a smelly canal. May be they fill it up with 2000 flushes ;-)

Valley Ranch is in Irving btw... The ones in Las Colinas are similar to those in Valley Ranch.
The ones in Southern Irving aren't too bad... They aren't as safe as say Highland Park but take some simple safety precautions and you shouldn't be too bad off.

When I was recommending the patio/zero-lot line homes in Valley Ranch (realtor.com zip 75063), these are single-family homes, not condos, with very small but private lawns.
Condos around VR & Las Colinas are notorious for charging over-the-top HOA fees... and I for one, would rather put that money into more house and know where my money is going for upkeep. And, while these single-family homes do have an HOA, they're usually minimal in comparison and do cover the front lawn upkeep as well.
And, no smell ever from the canal and yes, a good-safe area.
I'm also including the overall city stats stats link, which you can narrow down by selecting zip 75063. Also included is the link to the Irving Police Dept site which you will note states that Irving's crime rate was not only down for 2007, it also reached a 20-yr low.
