Hi Everyone,

We are looking for a realtor that specializes in Plano and Coppell. For example, someone that has the connections to help with pocket listings and such, not just relying on reports out of the MLS.

A little more about us:
• Visiting middle of February, with full move at end of March
• Budget = 450-525k
• Area = Plano (central) and Coppell (central, east)
• Will need temporary housing for a couple of months till closing; I am already checking corporate housing, Airbnb, etc, but could use some help here as well

Please DM me if you know of realtors that fit this bill.

Very few agents will have pocket listings in this market. If a Seller is not exposing their house to the MLS they may be missing a multiple offer situation and a Buyer who might pay a real premium.

An agent may know of a home coming on the market ( I have 3-4 in March) but they will want to get their home in the MLS. Especially true in Coppell and Plano.

Pocket listings are rare in this market for sure.
For temporary housing, there is an executive suite in West Plano at Plano Pkwy and Preston that clients have stayed at before.

We are in a similar situation.

I will message you info about a realtor that our friend used last year.
We plan on using him as well.

Initially, we were looking at Plano but have now focused on Coppell.
We felt that the schools in Plano were too large. Our friends' children have had great success with the individual focus that they have received in the Coppell schools. We are the middle of our visit down here and can't emphasize how important it is to see things for yourself. Nothing against Plano because it is a nice town, but this trip has helped us narrow our search.

For all you fans of Coppell, keep in mind it's a small city of less than 40,000 people and 1/10th the size of Plano. Housing is very limited since there are homes that range from the low end to over $3 million.

Flower Mound would not exist if those 120k people could have found a home in Coppell first. It can be very frustrating finding a home.

BTW, Coppell HS is IMO way over crowded. They must do something in the next few years.

Coppell also has one of the highest property tax rates in DFW.

Where will you be commuting to for work?

Look at the enrollment numbers. Coppell schools are as big as Plano. Coppell High has 3,200 students. If you want smaller schools then neither city would work for you. Look elsewhere. Frisco has small schools. Just so you know, class size is similar in all districts.

Coppell sits on Barnett Shale, do read up about effects of fracking, drilling and earthquakes before you decide. Don't come complaining later that they aren't paying attention to your petitions about health hazards or not paying for your foundation repairs.
