Is there an online resource that will tell me whether or not a specific address is covered by an association? Most of the realty listings I've seen online don't have that section completed and an H.O.A. is an absolute deal-breaker for me.

I don't wish to waste a lot of time, both mine and the realtors, if I can eliminate an address from consideration, without having to wait until after the walk-through. Since I know I won't request the walk-through.

Look on the details tab on realtor.com listings. It indicates if there is an HOA

Your Realtor can also specify in the MLS search if they do not want an HOA. Keep in mind almost every home built in the last 20 years has an HOA. Some are very minor HOA's who just maintain the Flower at the entry of the Hood.

You could also google the name of the subdivision; many HOAs have websites. As a previous poster said, most subdivisions will have an HOA. Municipalities require them if there is any common property such as a pool, park, sports court, playground, drainage ditch, pond, entrance landscaping...

Some HOAs are voluntary though.

Before you write off an area entirely, investigate with your realtor. Some of the places that have an HOA have one solely to maintain a few common areas or something like that, and it has no real effect on your land. Also, I've lived in two HOA areas and never once had an issue, so ask your realtor about the HOAs in an area - are they professionally managed through a company? If so, they are more likely to be of the "we don't care what you do so long as your property doesn't look like crap" type of HOA, not the "you can't park any car that cost less than $65,000 in your driveway" type.

Not always. Therein lies my problem. Many (most) of the listing simply have a hyphen, not saying yes or no. That's why I'm hopeful to be able to find out something before risking the waste of time walking through a home, only to find out later that there is an H.O.A.

Most of the HOA tabs are......

Blank = None
M = Mandatory (yes there is one and you must join)
V = Voluntary

If it's blank, there is no HOA
