Default Irving???

I have been relocated to Irving, what is a nice area around that? I have school age children and my son is huge into organized football. I found a house in Mesquite but I think thats too far. Grapevine, Plano, Flower Mound? I have no idea, I am looking for a house in the 250k area. Thanks in advance.

Skip Mesquite. Too far and house prices don't appreciate much over there. Grapevine and Flower Mound are good. Plano might be a tad too far too, maybe not, depending on what part of Plano.

Will you be in north or south Irving? You may consider the HEB areas (Hurst, Euless, Bedford) directly west of Irving on 183.

I'm not sure if it's north or south Irving. I will be quite close to the airport (DFW,) I just want a reasonable, safe area, where my kids will have good life long friends. I was scared someone would say Plano is too far, I was thinking that. Looks like I'll check out Grapevine.

Grapevine will be very convenient if you are in north or south. The schools are excellent. Here is the city link for you to peruse. City of Grapevine, Texas > Home.

There are many homes on the market under 250K and some even have a pool. Consider Carrollton too. It's closer to Irving than Plano. NW of the Galleria.

Try the Westchester community in Grand Prairie. I recently moved there and I love it. If you want to live in a somewhat "new money" newer neighborhood, but with no beautiful trees choose Westchester Meadows. If you want to live in an older neighborhood with somewhat "old money" (60 year old guys driving around in Porsche's etc.),and beautiful trees, move across from Westchester Meadows into Westchester East.

The schools around those areas are decent. And for $250k or under you will def. find something to fit your needs.

It depends. Are you & the kids white? If so, be very careful of the schools here. My fiancee's kid (12) has experienced constant racism and physical assaults simply because he's white from the Hispanics that make up 70%+ of the schools. At least once a week we've been getting reports that he has once again been the victim of bullying and racial taunts/slurs. The school is powerless to do much about it, too. We're pulling him out of the school at the end of the year and moving him to a school that has a more balanced demographic. (Note: We're from CA, where tolerance and diversity has been shoved down our throats since Day 1. We are very used to being the 'minority' as well, thanks to the massive demographic shift in the population of the SF Bay Area. Sometimes diversity isn't all it's cracked up to be.)

The football fields are nice, though.

I like the parks here. We're not too far from Fritz Park and on days like today, it's been beautiful.

The City of Irving has been a nice quiet place. Our street is clean, quiet, with friendly neighbors. If we didn't have such big problems with the schools, we'd buy the house that we're renting.

Instead, we're looking up towards Flower Mound, Grapevine, Coppell, or Roanoke.

You might try North Carrollton or Coppell. Coppell is closer to the airport.
