My family is moving to Flower Mound soon. They live in NJ and I live in Upstate NY (Syracuse). Currently I work from Home making about 300K I can logistically live anywhere in the continental USA. We have a $550K house with taxes about $20K/month. I have put 1K miles on my 535XI in the last year as I work from home. 3 Kids One in High School (Sophmore). Gas Prices here Currently $178/Gallon, Electricty/NG $350/month, Property insurance $650/year, Car Insurance 1K/year 2 cars. NY has 6.5% state income tax. However the school system is top 10 in NY and top 110 nationally.

My Questions:
1. Financially is it a good move for me?
2. Since I don't need to commute where should I look? (caveat I need Fast internet)
3. Any School down there can compete with Top 110 nationally?
4. What can I afford for $600K in housing that would match my 4100sq ft house with .6 acre lot?


We plan on visiting my family in Summer to see if we like it. In Upstate NY we get 5-6 months of real cold with very nice summers. I'm being very cautious with my decision. If I were to move it would be after my son completes Junior year. I appreciate any advice and I realize there is no perfect place to live but now that my family will move we will be isolated in NY and can't drive the 4 hrs to see them. Also, just started to work from home so nothing tying me down.

I think you're going to have issues with #4 unless you up your budget. Are you okay with a smaller lot if you can't up your budget? I looked at what is for sale in Coppell and Grapevine-Colleyville ISDs, and the city of Flower Mound (so you can be close to relatives and these are some of the top schools in the metroplex) and only a handful of properties popped up that matched your criteria. I also checked Southlake but the homes were fairly small. Most of the houses needed a few updates as well. There are quite a few more options once you get up around $750k-$800k with the acreage you want.

Your property insurance will at least double, possibly triple. It's expensive here due to the frequent spring storms. Our car insurance for 2 cars is about $900/year, so it's probably comparable.

Property taxes will be around $13k a year, give or take a little.

For #4 you could look way out like Granbury since you don't need to actually be in Dallas or FW.

I think I'm ok with smaller Lot but would need a pool. The house My brother bought is 810K in Flower mound has a bigger yard with pool. Sorry error in my orignal post Property tax currently is $20K/year. Sales tax is 8%

Main consideration is School for the kids.

Gas prices are around $1.55 in Flower Mound. Texas does not have an income tax. Sales tax is around 6.5%.

Check out Hunters Glen community in Flower Mound. American Legend (amlegendhomes.com) has larger lots in your price range.

Isn't most of DFW 8.25%?

If your kids are doing well in school I would not screw up their lives unless there was a compelling reason to move. DFW has a perfectly fine airport for your visits until then.

Good point. Except my mother is really sick and won't be around much longer so Lots to consider. Kids adapt and I'm looking long term. My son will be going to college in 2 years so we have that to consider too.
