Can anyone offer insight on North v. South Rockwall? We like The Shores for the country club and residential feeling of that neighborhood. Feels like a good place for kids to grow up, riding bikes, etc. We also like the new construction options around Caruth Lake. BUT - my husband loves The Harbor (to the South), but those areas are a budget stretch and a little older than we were hoping to buy. Any thoughts?

South Rockwall will have lots more traffic congestion, and fewer options for new and affordable housing. The area around Ridge Rd. and I-30 is horrible on weekends and unpleasant the rest of the time. The Harbor is great, but it has had some major problems such as extremely high rental rates and vacancy levels, bankruptcy, etc.. Lots of people are turned off by the lack of close-in parking, meaning you pretty much have to use the valet service on weekends. Teenagers roaming in groups are prevalent but not as much as other malls.

Personally I like N. Rockwall since the homes are more affordable. Caruth Lakes is great; they've recently added more walking trails. The best park in Rockwall, Meyers Park, is in the central part of the city and easily accessible to both areas.

If you like fishing, then North Rockwall but if you are more of a boating person, then South Rockwall.

We live in S Rockwall--off 550&205.

Pros for our home and area--
more of a country feel (for now, until it's built up as bad as N Rockwall)
Bigger lots (our neighborhood did anyway)
Our neighborhood feeds into Amy Parks Elem.
Eddie Deens BBQ is nearby...so yummy LOL
Overall nice area.

Cons--
205 will be a mess with traffic once Sonoma Verde is built out which will cause growing pains
Grocery store is kind of far away...for us anyway.
