Default Commuting from Addison

We are relocating to North Dallas and I keep hearing how bad the commute times are. Right now we live in Houston and understand about traffic. We are considering Flower Mound-Wellington, Frisco-Trails, or McKinney. Which would be the best commute to and from Addison? My hubby is in sales so has some flexibility in his commute.

I'd nix McKinney for sure if the commute is to Addison. YUCK! Flower Mound would be the next to nix as you don't have many options in and out of FM and traffic can be a nightmare because of it. When a major wreck happens on I35 and shuts it down for hours people are stuck.

Frisco......... reading your other post you mentioned you will only be in the Dallas area for 3-5 years and then having to sell. Frisco is one of the harder hit areas in North Texas w/ foreclosures (a lot of Collin County has been). Since these communities (Frisco, McKinney, Allen, etc) seem to be the ones most transplants that are coming into the Dallas region want to move to they see a higher turnover. BUT, since many of these people are coming from areas where they were never able to afford a "brand new home" they go straight for those and bypass any pre-existing homes. The dream they never thought would happen which leaves the other nomadic people left holding a house that the newbies to town don't want even if it is the same as the one they can build. Since the majority of Frisco was built in the last few years they have been hit hard w/ the foreclosures be it from those w/ the ARMS or those relocating that can't sell because of the overbuilding (and other issues of course). If your not deadset on having a "brand new house" I'd find an area that is more stable that sees a lot less turnover that you could sell a LOT easier in the next few years and probably for an increase in value (check the appraisal values on the county tax website for the last few years on properties in Frisco and other areas and see how much they have gone up or down ). You can still find PLENTY of older areas that are VERY family friendly w/ good schools, the real estate appreciates in value and are VERY desireable and people WANT to live there.

If your husband is in outside sales what areas of the Metroplex will he be covering? Maybe you have some other options that would be better for a decent commute to the office, stratigically located for his clients and better/easier resale.

From the areas you selected, here is the order with the shortest commute:

Frisco
McKinney
Flower Mound (it would more of a field trip than a commute to work)

Not sure what your price range is but check The Tribute in the Colony.

Depending on your price range I would also suggest West Richardson and the 75248 zip code of Dallas (This area is located near Campbell and Hillcrest). You can get into Addison and not have to worry about taking the major roadways to get there. If you live in Frisco of The Colony you would be taking the toll road and if you did that you might as well just ride your bike there because traffic is horrible there in the morning.

Just my two cents.

Default Addison Commute

I lived in Addison for 3 years before moving to Frisco. Have you looked at the homes in Addison-between Midway & Marsh..south of Beltline? They were built in mid 90's by David Weekly, Grand, USHomes-now priced 230K- 450 range. They have nice trails & greenbelts surrounding a small lake & leads to Addison Athletic Center which has indoor pools, racquet ball, basket ball & nautilis equipt.
**Some areas in Carrollton _Moore Farms
** Bent Tree West is as Dallas address with Plano schools. Look into neighborhoods south of 190.
***Also Castle Hills is a fantastic masterplan off Hebron & Josey-with new construction. Borders Carrollton -has a Lewisville address.
***West Plano neighborhoods-west of Tollway. Drive north on Midway from Hebron north to Springcreek..beautiful creeks, mature trees! Excellent schools! Many of these homes are built in the mid 90's-may need some updates..from brass to bronze, corian to granite..which is now easy & not to expensive!
**Crossing North of 121 adds 20-30 minutes to a drive!
**Valley Ranch & Coppell a posisble alternate!
Buy in an Older quality neighborhood and you may get a pool!!!
Quality vs. Quanity!!!! Good luck!

The homes in North Dallas south of LBJ are appreciating faster than any other in DFW - and it's only 10 minutes or so to Addison - less if you live / work next to a tollway exit.

If you live in Addison, the commute will be minutes even in bad traffic. Lynn is correct in that Addison has much to offer. I'm an Addison resident and this is my second time living here.

Longhorn88-
Of course you want a pool!!!! There are many nice established neighborhoods, where the owners have lived in the homes long enough to install a pool. In your price range there are some homes available....North Carrollton-off Frankford/Hebron areas attend Hebron High-award winning lewisville schools. Coyote Ridge & Castle Hills-great locations off Hebron, close to 121,190 in between Dallas Toll & I35.
***Addison schools are in Dallas ISD: Frankford Elem-good, Marsh Middle & White High School-Acceptable Ratings. I'm sure opinions will follow about these schools!
***Bent Tree West-Dallas/Country Estates: Dallas address with Plano ISD- great neighborhood areas off Dallas Tollway & Frankford. Expl-elem schools& Recognized Middle/High
***Plano-neighborhoods west of Tollway from hebron north to Spring Creek have beautiful homes built late 90's & excellent schools-easy commute
Addison-Dallas ISD
A Frank Elementary
A Marsh Middle School
A WT White High School
