DJI Phantom 4. it's push button launch/return, offers super simple object tracking and has obstacle avoidance for launching. It doesn't get much easier than that.

It all depends on how much you want to spend. The DJI Phantom 4 is $1,199.99

How old is your son? would this be something that is a flash in the pan and he would move on soon? which would just be a waste of a ton of money.

Also it might be smarter to get a cheap indoor drone for him to practice with and crash and break before you spend money on any of the expensive ones.

Also do you have easy access to places where you can launch and fly the drone?

I was looking at this from DJI. It is small and compact which makes it super easy to take places.

Mavic Pro Quad-copter its right at $1000 bucks

Capture aerial views smoothly in Ultra HD with this DJI Mavic Pro camera drone. Its FlightAutonomy technology uses ultrasonic range finders and vision sensors to proactively detect and avoid obstacles for safer, obstruction-free flight. This compact and foldable DJI Mavic Pro camera drone has a 7km transmission range thanks to its FCC-compliant remote controller.

Fly Responsibly:
As of December 21, 2015, the FAA requires unmanned aircraft weighing more than 0.55 pounds (250 grams) on takeoff (including everything on board or attached), and operated outdoors, be registered atwww.faa.gov/uas
Additional state or local requirements may apply. Check your local jurisdiction. The following websites may help you make informed decisions about how regulations impact you:www.knowbeforeyoufly.organdwww.modelaircraft.org

Great info!...My son is a techie at 10Y and now has the cheapy drone and has mastered it with flips etc! He is going to learn to take videos of my lots and houses so the video needs to be crisp. He will of course fly for fun with friends!
Are any of these Drones "waterproof" as in "rainproof" ??
Also, I will get the "crash landing" warranty....hope this is offered on drones!

I would start him out with an inexpensive model, as he'll probably crash it.

Try Amazon - camera-equipped quadcopters start at $31 and there is a great selection of them for under $100. We recently got one as a gift from one of our grown daughters. At first, I had no idea what to do with it, but a neighbor kid knew exactly what it could do, and how to operate it! So I learned a lot.

These things are tons of fun, and make a cool whirring noise on takeoff. We live in a rural area with lots of acreage, and this is a great way to keep tabs on wildlife, trespassers, snow conditions, tree damage, etc.

The more I use it, the more I enjoy it!

I guess the first question you need to answer is what is your budget?

They do make drones that are waterproof but they can be expensive. Plus flying in inclement weather is no fun, you would have a shaky worthless picture/video and it would be very difficult to control the drone in the wind just a bad idea all around.

DJI drone manufacturer offers the protection you are seeking.
"New and existing DJI drone owners will have the option to purchase either a six-month or one-year DJI Care protection plan that will cover damage to their aircraft, gimbal or camera under normal use and pilot error, such as drops and crashes."
DJI Announces DJI Care Protection Plan

Also if you are planning to use the drone for commercial usage as for selling real estate the FAA has passed regulations that prohibited all use of unmanned aircraft for commercial uses. These commercial uses includes the real estate industry. https://www.faa.gov/uas/
