Default Rental House Dilemma

We move to Dallas in late May/ early June. I found a house we love and it's available now. It's got everything we want/need and is a great price. And it seems to be much nicer than the norm for our $1600 price range. Do we try to work something out with the owner to hold it until we're ready to move, do we wait and hope it will still be available, or do we move on?

If we try to work something out, do you have any suggestions on some negotiations? If we move on, do you think something as nice will come along?

Here are the specs on the house:
1) less than 15 min. drive to Baylor in the morning
2) fenced in large backyard
3) 3 bed, 1 bath
4) hardwood/ tile floors in living areas
5) $1600
6) accepts our dog
7) furnished!
8) M Streets area

Snap it up...they lease fast on the M Streets!!! With a full deposit they may wait till April /May1st! Ask about utilities, who maintains the yard, is there a utility room and garage. Are there ceiling fans? I know the appliances in older homes & in that area can be pretty old. If you do end up leasing early, maybe the landlord will negotiate some of those items! I used to live & owned a duplex on Martel...we loved the area!

Thanks Lynn! We would pay all utilities and take care of the yard. There is a storage shed in the yard and ceiling fans in every bedroom. There is a covered parking spot, but no garage. The kitchen is newly updated with new appliances! I think the laundry room is more of a closet but there are shelves in the room. What kind of things could we negotiate on? I'm new at this and want to make the best deal possible, but really want this house. We definitely want to try to not pay two months extra rent if we don't have to. We'd probably move in June 1st but we'd be willing to pay for one month extra and of course put down the deposit. So that leaves March and April. Hopefully we can work out something. I'm glad to hear you liked the area. The street where this house is looks very nice!

That area is in a pretty hot market and I bet that house does not last long. If it's what you want contact the owner and tell them your story. May you guys and split a months rent to get the deal done. Goodluck on the house.

Thanks for the input. I actually talked to him today and he's willing to work with us - looks like we might have it! Yay!!
