Can anyone tell me about this development? Would you buy into it? Pros/cons? Any shopping, banks, etc. nearby?

I've only been to the golf course. I don't know if I'd be so quick to jump on it right now w/ the market out that way being what it is in Frisco. There are not many homes built right now and there are no developments RIGHT THERE for shopping. A commute to anywhere in Dallas from there would be heck.

The Tribute will be a master-planned community with the golf course, an awesome club house, a 6 mile trail, a diving pool, a tot pool and a waterpark and several parks and ponds.

There are several builders there such as Khovnanian, Highland Homes, Drees and Coventry, with different levels of pricing in each section of the community named, the Gardens, The Lochs and the Glen.

The school district is Little Elm which has an "academically acceptable" rating. There are 10 schools in the district of which none were rated exemplary, 3 recognized (all elementary) and the rest acceptable.

The HOA is pretty steep at 1200 a year.

Just like any other master planned community, you can get a good deal in the pre-construction phase, but you should know that the builders are going to be there for several years, and if you plan to sell within the next 5 years, you will be competing with those builders.

For at least a few years, the traffic will be TERRIBLE, no matter what direction you try to travel. The roads in the area are way too small to handle all the recent construction. Honestly, I would look elsewhere.
