My husband and I have been looking for a home in Garland, but not much has come on the market. Therefore, we're looking towards Sachse and Rowlett (still GISD though) and would like more insight regarding both cities.

I did a search and it seemed that Rowlett had city government issues in the last 5 years and wondered if that has cleared up any. Both cities seem to have higher than average water rates as well.

Can anyone provide further insight?

That's an open ended question on both cities! Do you want to narrow it down to anything specific like the schools, housing communities etc...

I'm looking for insight on any and everything about the cities. The schools, the people, everyday life, the retail, the city government, appreciation on real estate. People's general opinion about the cities.

I lived in Rowlett for a year when I got married and my parents live there currently. I live next door to Sachse in Wylie so I pass through there pretty much every day.
As of right now, I don't think there is much difference between the two cities. The only noticeable difference is Rowlett having the lake and Sachse doesn't so if you like lake living then obviously Rowlett (and Rockwall) would hold the edge. But as far as crime, safety, schools (they share the same district as you know) I think it's pretty much a wash, RIGHT NOW.

I think later on Rowlett has the potential to either move far ahead of Sachse or crap up. This is due to the George Bush turnpike which now extends through Rowlett all the way to the I-30. Tons of new housing developments are popping up all over Rowlett. Also, lots of land for sale all along the highway. The big thing now is how the city handles the new coming development. Will it be the type of developments people want to see or just mundane crap. If you don't like big booming cities then this might cross Rowlett off the list for you. If on the other hand you like stores/restaurants/things to do near you then it MIGHT be the ticket if the city handles it right, and it would be smart to buy now before the town takes off and becomes unaffordable.

For better or worse, Sachse does not have the highway so I think what you see is pretty much what you are going to get there. They just got a super Walmart a year ago on 78, plus the Kroger I think that's all the shopping there is in Sachse, although to be fair Firewheel is minutes away so it's not a big deal.

Rowlett has easy access to the DART rail system with a station in the city limits. Sachse does not.
