I would consider a place just off the North Dallas Tollway. There is affordable housing up off HWY 380. The Savannah/Providence/Paloma Creek sub divisions are a perfect place to raise a family. This is the new trend, resort style living. Many young families find it attractive. Recreation is within walking distance and your away from the city congestion/smog.

Is the commute from 380 to Love Field doable in under an hour?

Uh, no, especially not in rush hour. And the daily tolls would cost you a small fortune! Plus, gas keeps going up, too. If you're looking to stay in a budget, that won't work.

Someone suggested Mesquite, and that might be a good idea. (I was raised there.) Look for a house in any neighborhood that feeds into Poteet High School. Avoid the duplexes and apartments on Americana as they haven't been kept up well. Don't get into a neighborhood that feeds into North or West Mesquite HS as they are rougher crime-wise and the schools aren't as good.

Lakewood & Lake Highlands have wonderful schools and some nice homes built 40-50's in the 125-150 price ranges. Winneteka Hts next to Kessler has some wonderful homes in that price range. Excellent appreciation in these areas as well! Homes around Frankford & Tollway (Far North Dallas/Plano ISD) are 40 min commutes also to Love.
Wonderful Medical Center & Hospitals everywhere!

If you know of any homes in Winnetka north of 12th street at this price please let me know. Same goes for Lakewood and Lake Highlands. I have not seen anything close to 125-150 in those neighborhoods.

The big downside with Irving is the Irving public schools aren't that well regarded. Lots of other positive things about it though and some parts of Irving feed into other school districts.
