What about Arlington on North Elm St? I found a townhome that looks nice in our budget there.

I thought I read somewhere on the forum that areas to the south are less expensive and have decent schools. Have you said exactly where he'll be working and what his income will be? That might help people to be able to give your more info.

He'll be working at a hospital in downtown Dallas from what I understand. His company manages their fleet of printers and copiers and that's what he'll be doing making close to $19 an hour I believe. I have heard the south areas are bad, so I was unsure about looking there.

That's a sketchy area. I used to work within walking distance, and our employees' cars were broken into frequently and our property was vandalized.

As a general rule, anything east of Cooper St in Arlington has a high probability of being in a sketchy area.

You can buy a 2 bedroom townhouse in Village in the Glen from $130-140k. Its in zip code 76039 which is North Euless in the Grapevine/Colleyville ISD -- a very good school district. On top of the house paymet, the HOA fee is $215/month. But the drive to downtown Dallas will be about 40 min.

You maybe could find an apartment in that zip code, too. Its a nice area.

Irving ISD is generally low performing. Irving is also served, depending on location in Irving, by either Carrollton or Coppell school districts. Since you have a child just entering elementary school I would pay less attention to the whole school district and make your decision based on the actual elementary school your child would be attending.

Example, North Arlington has a wonderful elementary school (Butler Elementary) where people in the district try to transfer their kids into if they don't live in Butler's attendance zone. But Butler doesn't feed into good middle or high schools. Same thing happens in some very good Dallas elementary schools..... so I'd just focus on the elementary school.

Perhaps Waxahachie or Red Oak south of Dallas although I have no idea about real estate costs. They've got to be less than further north.

Thanks for the tip on Euless! Seems much more affordable and in a decent area near Grapevine. We are willing to up our budget if needed.

There is no hospital in DT Dallas. May be Baylor in East Dallas or UTSW along I-35?

Las Colinas area of Irving is cheaper to rent and more convenient for Downtown.
