Just throwing this out there- would you consider a $1M range home in Dallas where you would both have super easy commutes and then you could put the rest of your budget towards a real lake house at Cedar Creek, which is about 1 hour southeast of downtown and is an awesome lake for boating, skiing, swimming, etc?

Heath is far from love field but that house has the back door boat dock which everyone claims doesn't exist.

Nope. It has a boat ramp and seawall with a PWC lift. No floating dock

It's probably close enough. The point is not that they don't exist, it's that they are rare in DFW which has many lakes and quite a bit of lakefront property. Google maps of Heath for example shows about a half-dozen docks among probably 100 lakefront lots. Google maps of Lake Brownwood for example shows a ratio closer to 1-1 for lakefront homes and docks.

I was about to ask the same question. Marcus isn't regard as *quite* as highly as Flower Mound, but it's still a top 10 (top 15 at the worst) open-enrollment public high school in DFW.

Actually, looking it up - here's the latest SAT score listings - there is a 60 point gap between Marcus and Flower Mound (1663 to 1726), but Marcus is ranked right behind FM and 10th overall in DFW (and 4 of the schools above it are charters or magnets) Dallas, Texas Area School Information: 2015-2016 SAT Scores for Dallas-Ft. Worth area High Schools It was ahead of Plano Senior last year. The only open enrollment publics ahead of it are the "usual suspects" - HP, Carroll, Plano West, Coppell, and Flower Mound.

We considered Highland Village when we were looking several years ago, and the schools were a plus. The commute was the main item that knocked it off for us, and it would be an even longer drive for the OP.

The trick is that the current floating dock likely has a permit that has been grandfathered in. However, the permits last 5 years, are not transferrable and there are no permits for new ones and part of the permit process when you purchase a home that has an existing dock is proving you have a boat that will utilize the dock (explains the sad johnboat). It's a bureaucratic mess.
So, you can't change what's there (limits the type and size of boat) and if you don't use it, you lose it.

Having lived on Lake of the Ozarks with both a boathouse and a floating dock with hoist, it's not close. The lakes here are a mess between the droughts and the stumps that the corps failed to clear.


TC was spot on as usual. Purchasing a home in a top school district and keeping a dockominium at Texoma or a slip at Possum Kingdom makes more sense

Marcus is fine. Great, really. It just isn't Flower Mound and that is the biggest point against it.

As for homes on Lake Lewisville, it might work. I would do A LOT of homework before purchasing though. The last time the lake was really high (just a few years ago and it will happen again), some homes flooded and others sustained property damage because of the erosion.
