I saw these numbers in a forwarded e-mail, measuring "months of inventory" as an indicator of how the local real estate market is doing. It seems like a useful number.

Just wondering if you have to be a Realtor to get this information by neighborhood and by price -- as far as I can tell by Googling, the only public numbers are by county.

Here's what I saw Googling April 2017:

Collin County: 2.3 months
Dallas County: 2.1 months
Denton County: 2.2 months
Ellis County: 2.2 months
Tarrant County: 1.7 months


And these are the numbers that I saw in the e-mail:


*East Dallas, Lakewood, White Rock Lake area: 2.2 months of inventory (was 2.0 last month)

*Lake Highlands: 2.4 months of inventory (was 2.2 last month)

*Preston Hollow area: 6.4 months of inventory overall (was 6.2 )
includes:
* $500-900K range: 3.9 months of inventory
* $900K+ range: 9.3 months of inventory

NTREIS is the North TX MLS database that we Realtors use and pay to support. So yes usually this in specific detail is available to only members (Realtors).

BTW, an inventory of about 5-6 months is considered normal and balanced in most areas. The higher you go in price that time would be increased. A 1 year supply in HP might be normal.
