I'm not sure about budget but Downtown Plano might work for you. IMO it covers your 5 items.

lol I was thinking the exact same thing. Granted I've only being to Arlington once for a Rangers game and don't know much about the city but from the little that I saw I couldn't see myself voluntarily living there at this point in my life.

Arlington looks like hell... I was actually considering it since i will be working in that area until I actually so it in person. It only took 30 seconds for me to rule out that area.

There are some lovely and expensive areas of homes in Arlington but you are single and not really looking to buy one. Arlington itself is not a complete hell hole!

A friend looked into Downtown Plano area rentals and said that they were way above her single mom budget.

I don't doubt that there are expensive homes in Arlington like many other places and I don't think the city is a complete hell hole, however based on my search criteria, I honestly doubt that Arlington has much to offer me at this point in my single life. Although I have the income for it, buying a fancy, expensive home is the least of my priorities. I am in Irving at the moment and find it extremely boring, can't imagine it would be better there.
