University park in Irving
I have seen a few nice houses in this area. The subdivision is University Park 01. Below is the listing. Does anyone know anything about this area? It appears its in the lower part of Irving.. about 10 miles or less from the city.
If you know about this area, does it have a lot to do as far as places to eat, malls, etc? I guess its only about 10 minutes away from North Irving (Valley Ranch area) and I know there is plenty there.

Actually, it's a brand-new area just built up east of Rochelle and south of 114 and part of Las Colinas (zip 75062), so all the restaurants are real close (within 5-10 minutes depending on which one you're going to (see yahoo map link below). There is also a very nice Tom Thumb anchoring a shopping center w/other shops and restaurants at the corner of MacArthur and Northgate which I frequent often.

I'm not sure if it's part of University Hills or not, but you can check with the HOA and see... here's the link to that also. If you look at the map on the University Hills site, you'll see that Rochelle runs to the east of it. University Hills is a beautiful area with several different types of architectural home types with a very large duck pond. Also, note on this site the realtor listings for homes in that area... very nice and very comparable to the price of this home you're asking about.
Village Association Information
The only negative I can think of for this area is that it is in Irving ISD versus the better school districts of Coppell ISD and CBISD that other parts of Las Colinas and all of Valley Ranch fall into.
As far as a mall... none in VR or LC right now, just all the strip centers around I635 & MacArthur Blvd, but as I understand, the proposed site of the new one in LC is planned for at the corner of 161 and Las Colinas Blvd... when, I can't say.

Wow... what a wealth of information. Thanks so much NEW! We are planning to move to the VR/LC area and I just noticed this area and the houses looked really nice and its closer to the city. (My wife is a paralegal and odds are she will have to work in the city)

I grew up near there. Very nice and well cared for area! Irving parks are some of the nicest in DFW and Rosita Park with all of it's ponds and trails shows it. You'll also be close to the Champion Trails. A new mall is planned on 114 and tom braniff so you'll be close to that. The redevelopment of the Texas Stadium site will also be good if you plan on living there for a few years.

You're very welcome! I noticed after I posted that the Village Association list does contain University Park HOA contact info (scroll down the list). This is all so new it's not even listed on mapquest yet! If you get a chance, take a drive south of 114 on MacArthur, past the new fitness center and CVS pharmacy on your left, plenty of fast-food places and a Walgreen's (Einstein's Bagels behind it), past the apartment complexes and park/pond on your right and Cool River Restaurant on your left (great btw!... also, you'll start noticing the street becomes a little hilly and curvy from this point on, too), past Northlake College, Byron Nelson Golf Course, Cottonwood Valley and the shopping center I spoke of before w/Tom Thumb that has a Starbucks inside and no self-checkout and they ALWAYS offer to take everything to the car for ya...(it will be on your left right before you get to the corner of MacArthur and Northgate). Turn left on Northgate and then left on Rochelle (w/the pond/park on the left) to get to University Park. Rochelle circles back north to 114.... all a very nice area!
Also, note that the Dart Orange Rail line expansion from downtown Dallas into Las Colinas is scheduled for 2011 with further expansion all the way to DFW Airport in 2013.

It's a nice neighborhood but it's on an infill parcel wedged between Rochelle Blvd. (with the pretty park and duck ponds down the middle) and a RAILROAD TRACK. It sat undeveloped for years and, frankly, I'd worry about train noise. Other than that... Maybe this house is far enough away from the tracks so it's a non-issue.

Yes it's a pretty nice area. You will notice that most of the homes are "zero lot line" so if a backyard is important to you, you will not like it. Very very few homes are tri-level like the one you refer to. The HOA is pretty high based on square footage and lot size varies in here from 850 to 1500 a year. it is a gated community with a pool.
They actually have homes there built from 2001 and most recently they built a few more.

Train Noise
Does anyone live in University Park in Las Colinas that could comment on train noise or flight noise? I noticed the post that was concerned about train noise and I have the same fear. Please let me know if you live there or know someone that lives there.

Is it just me or does the house really stick out from the two on either side of it? I looked at the DCAD site and it average size for the street but the two on either side just look dwarfed by the 3 story home. It is a lovely home though.

Today there was an attempted "smash and grab" for the cash machine at this CVS pharmacy. It was just on the news tonight. I never would expect this to happen at this location but then crime can and does happen anywhere.
