Investing in Corsicana
I'm an out of state investor looking at purchasing a multi-unit apart. in Corsicana. I would like to gather some thoughts from anyone generous enough to offer them on whether the Dallas Logistics Hub (being constructed) will pull workers that live in Corsicana (about 40-45 minutes drive)? Or, just thoughts on Corsicana as a bedroom community for the Dallas area in general.

It's quite possible at least from Ennis, but I wouldn't be too surprised if some of the Hub's workers come from as far as Corsicana, which indeed would be a forty-minute trip to Wilmer. But I will tell you this: Corsicana and Ennis are both up-and-coming places. The investment you make will be a good one. It's worth doing.

Thanks for the feedback. I'm not familiar with the commuter culture around there, but in the DC area, you can't get anywhere in less than 30-40 minutes - so commuting 45 minutes to work is very common.

I grew up in Corsicana. Dallas is definitely the big city to us. Some individuals do indeed commute to Dallas for work. However, Corsicana may not appeal to professionals, as the city does not have many of the restuarants and conveniences in closer Dallas suburbs. BUT - I believe Corsicana will one day wake up and smell the coffee and start adding these conveniences. Once this is done, the sky is the limit. Bottomline: you're getting in when its good if you invest now.

Commuting is a basic thing in Dallas, a lot of people make the daily drive here from Ft. Worth and back. Chili is right when he says it won't appeal to more "upscale" tenets without the high end shops and eateries. But, he's also right in that getting in now would be the best time. Land prices are holding "for the most part" in our state, and if you try to do it when the boom comes that way, you'll find yourself paying a whole lot more. Guys and gals who were sitting on land in Plano, Frisco, and Allen when it was just grass and trees made out like bandits.
