I was born and raised in the Garland and have been away for school/work in Austin for the past 10 years. Just recently, I received an offer for a secure, stable position in the Arlington area. I do not want to relocate to Arlington as my family and fiancee's family are rooted in Garland and she works in the area as well.

If I stay in Garland, I would be facing a 50 mile/50 minute commute (without traffic) going through George Bush/161/183 which would be do-able but tough.

What would be a good area to buy a house that would shorten my commute to Arlington but also close enough to Garland to be close/but not too close to our families in a neighborhood that has good schools? I was looking in the Plano/Carrollton area but wonder if there are any other options or would those be the best options based on the circumstances. I would be looking for a 4 bedroom house with a housing budget of $300k - 450k range. Not sure if this enough or reasonable for the area.

Any advice or input would be greatly appreciated. Thank you!

Will your job be off of I-20, I-30 or 360? Arlington is larger than people think (it's the 3rd largest city in the DFW area) and the traffic going through there can get pretty gnarly during rush hour. Are you concerned about school districts?

I would be off of I-20 close to the Parks Mall area. I would be concerned about school districts in the not too distance future so it is important to me.

Irving or Grand Prairie. You don't want to be in Plano/Carrollton going to Arlington off I20. YUCK!

what part of Garland do they live in?

Is it really better to make a long commute twice daily just to live near family? Could you possibly live closer to your job and go visit them on weekends?

As your spouse's job and both families are in Garland, is it a possibility to stay here and you can commute to Arlington until you find a job on this side of metroplex? As far as schools are concerned, you don't need public schools for at least 6-7 years if you conceive today. At that point you can re-evaluate and move to suit your needs and means at that time.

If you see Arlington job as a long term possibility then Irving is smacked in middle of Arlington and Garland.

If you don't already have children, I'd skip the good schools box on the list and look into something practical for the next 3-5 years centrally located. Something like this over in 75208:
1018 Woodlawn Ave, Dallas, TX 75208 - realtor.com®

I also grew up in Garland and recently went through a similar situation. We lived on the edge of Arlington for the past 8 years (it was near my husband's job.) We felt SO far away from family in Garland. Every time we wanted to visit it was an hour long drive to get there and another hour back with two impatient kids. I spent time trying to find a mid point between Garland and Arlington and here is what I came up with:

Farmers Branch, Addison, Carrollton, Lewisville, Euless (Lewisville & Euless might be a little further than you want to be)

I know some people may say don't even look at schools, but I wouldn't recommend that. I speak from personal experience. You might have a "5 year plan" and plan on moving before you have kids old enough to start elementary school. But, what happens if the market tanks and you end up unable to sell your house? You're stuck. I like to use a combination of three resources to research schools
www.schooldigger.com
www.greatschools.com
and the TEA website.
