If you want the value of the land to go up....go north....but then don't put a manufactured home on it.
You'll pay more, but the best growth in most cities seems to go North.

You'll get a much better price probably and seems like they're more open to mobile homes/manufactured homes in the areas you mention.

I'm thinking you will drive about 1hr to work no matter where you buy if you want 5+ and manufactured home. You can probably pick one up cheaper if you buy one in place, vs buying a new one. Resale is not always great on the home portion, so value tends to be in the land.

I think they just look at mileage and don't take traffic into consideration. And if they aren't from here I can see why it might look that simple. As someone else mentioned they need to visit in order to understand.

If you want to live a Country life look east along I-30 for cheaper land. 5 acres can be had for less then $100k and still be near a town with all utilities. The issue for some people is the commute.

If you looking for cheap land close in your about 20 years too late for that. Like it been said before Dallas is a big city and everyone wants acreage.

Having said that there is still good deals in East Texas near Sulphur Springs and Paris if your looking for acreage. Plenty of lakes and you about 70-75 miles away which can be an issue for some. If you can work remotely or find work nearby you can get a good deals out there since the land has not gone up much in the last 10-15 years. Forget about looking north or south or even west land has gone up a lot in last few years.
