I got a flyer in the mail showing one day only land liquidation sale on June 30th. the flyer says 30 acres for $79,900..10-150 acres starts at $24,900.. They have an 800 number to call and reserve..Is this legitimate? Has anyone gone there? Anyone bought land and is it a good investment? Please advice.

Sure, you can still find land for $2500/acre.

Inaccessible land with no potential for agriculture, ranching, or building. And as a special bonus, it may come with big environmental remediation requirements.

If you want to buy land as an investment, rest assured that good investment land is not going to come to you through a flyer addressed to "Occupant". If you want to make money by investing in land you need to educate yourself before you spend dollar one. Keep in mind that people have been investing in land in the United States since the late 1500s. There are an awful lot of people out there trying to find the good deals with investment potential.

If it's for Sunset Ranches, or anything in Hudspeth County, just throw it in the trash. That's a land scam that's been going on for decades. Many people lost their life's savings buying that worthless land.

If your looking for cheap land go to Hopkins county the area around. Sulphur Springs has not increased yet like hunt and Rockwell county’s. It has also gone way upan be said on your way to Tyler or out west of ft worth or South to Waco.

So if you looking for prices like 10-15 years ago head out there lots of houses under 100k and with acreage too on a highway and with all utilities including water.

There have been many developments like this over the years and the initial prices tend to be high in my opinion. I'm thinking about Mountain Lakes in Erath county and The Bluffs at Lake Whitney, but there are plenty of others. Lots for example at Mountain Lakes that originally sold for $80,000 I now see in the $20,000 range for 5 acres. 1 acre lots probably sold in the $20,000-$30,000 range originally and I see for $5000-$7000 now.

Also they will often advertise the cheapest lots ...that are the worst lots in the development. In Mountain Lakes many of those were either unbuildable or would be extremely expensive to build on in my opinion due to the topography.

If you decide to drive out there a few things you may want to look at....#1 are utilities and roads in place? #2 Sewer system? Do you have to install septic? What's that cost? #3 if they promise freebies like a barn....what do you have to do to get the freebie and how long do you have to get it.....like do you have to build a house first to get the free barn?

READ the HOA rules and regs if there are any and the deed restrictions. You also want to see if there are any PUD/MUD fees .
Just be careful.....take a day or two to consider. Don't fall for the time share pressure if they give you any.
