OP really needs to come to TX. What does she expect? We seriously looked at 2 acres in Haslet about six years ago. House was a case of remodel by Bic, no fence, two trees - 485k.

No need to be rude to posters who actually live here and have a firm grasp of real estate markets, job centers, and the extreme distance between the areas you mentioned.

Your exact words were that you were going to come here and look at neighborhoods (Dallas, Plano, Waco) where you could find 4 acres for $300k budget. There are no neighborhoods in Dallas or Plano where you can find that. I have no clue about Waco since it’s not even part of the metroplex...just a small college town about 1.5-2 hours away from here.


Do you have jobs here? Or can you work remotely with your current job? I don’t think many (any?) “relo specialists” are going to drive you around from Plano south to Waco..... Because it makes no sense to look for acreage outside Waco if you’re working in West Plano. And it makes no sense to look at Waco at all unless your work would take you to Baylor U, a school district, or a hospital as that’s pretty much all there is in Waco.

What towns have you seen where you can find a home on 4 acres for your budget? We can tell you if they’re ok or if they’re better known for methheads. But seriously, it helps to know something (ANYTHING!!) about what type of place you want to live aside from 4 acres for $300k and “safe.”

If you can deal with 90 min drive to an urban center you may find something with land in your price range.

In North Texas (DFW is the anchor metro) I’d look at areas near Tyler or Longview. That area is called the “Piney Woods.” Also check out properties around Sherman and Canton.

I first moved to the DFW area in 1978. Back then you could actually get a house in far Northeast Plano with some land (more like 2 acres) for under $200K. Those places are now about $700k. But back then the area was remote, no close shopping or city services and the zoning allowed mobil homes next to mansions.

Now all the land within 25-30 miles of the city center is developed. So, to find a house with land in your budget would mean a fairly remote area a long commute to shopping and restaurants and likely you’d be on a septic system. Your neighbors could be a combination of urban escapees, meth-heads, roughnecks (meaning wife beaters and drunks) and folks who let their pitbull dogs run loose. Just sayin

The way you describe DFW in 1978 sounds better than now. I would have liked to have seen a lot of the grow go upwards instead of outwards. Frisco, McKinney, Allen, a good portion of Plano-they all should never have been developed. I would have liked to have seen a dense city and open land instead of endless low density development.

The only entity that is getting 4 acres in Metro Dallas to develop is some real estate firm. Possibly they are using those 4 acres to build an infill apartment complex that is at least a mid rise.

If OP wants 4 acres, OP is probably looking at Wise County to make that happen. If a person lives in Wise County, commuting into Dallas on any sort of regular basis isn't feasible. Wise County would be closer to Fort Worth, but even that's not ideal.

I agree - check out job possibilities in Tyler, Waco, etc. Smaller cities may have some properties in outlying areas that may come close to your budget. I live near Tyler. I love the Tyler area but just know that you are looking for a needle in a haystack. You may find something on the east side of Tyler or maybe the north side. Keep us posted.
