After living in both states, I agree that Tennessee is a truly beautiful state but many of us find Texas to be more interesting overall. There are always events happening everywhere and all big cities are within 4 hours if we want something different. There is also Texas Gulf Coast if you know where good clean beaches are.

I also find Texans friendlier as more open to invite people into their social life. Yes, Tennesseans are friendly too but very clannish. It is harder to break into the social circles.

Both are great places to live so you can't go wrong with either one.

Most of us Americans don’t live in the nicest city in the country. Most of us live where we grew up.

While that may be true for the majority, things have changed a lot. Last I saw, Dallas was almost 50% (if not more by now) transplants. Furthermore, like me, most of my friends in the last few places I have lived were not from the city we were all living in. I feel people move a lot more frequently for various reasons these days than the previous generation: family, jobs, cost of living, simply to experience different things.

I suppose it depends on what we call a transplant. Is someone who is raised in Lindale and moves to Dallas a transplant?

I don’t know what you mean by that last question, but I’ll answer the first. A large portion of the voters and people in power in Texas lean to the conservative and religious side. Those are not the personalities that I associate with the looser and more progressive thinking that goes on elsewhere. Your reaction seems like overkill for what I said. Or am I misunderstanding you?

The cost of living in Williamson Country and Nashville proper may be similar to the good parts of DFW but there are great suburbs where it is lower. Do not dismiss it out of hand as you are doing. I think it is a better option then DFW if someone has options of both location's due to retirement like me.

Do not underestimate Nashville. They have more than IT, Google is locating 5k jobs there of an avg $150 k avg salary for Amazon with a medical focused new initiative. An alliance Bernstein investment firm from NYC has moving there HQ there.. 1k jobs average pay 15% higher than amazon. They are the best new job city I know

There is one flaw in your assumption. Trickle down economics has proven itself to be ineffective. Unlikely landlords would pass on savings to renters, and even if they did (to be competitive), it would take forever to play out.

Also, I would greatly benefit from reduced property taxes. I am still against it. We need to stop systematically reducing taxes on the well off and recouping from the poor, that is insane.

TN is beautiful. We may end up out there next summer, but not Nashville. Too much like DFW for our tastes (though definitely prettier). We find Memphis gross, but Knoxville and Chattanooga are awesome--definitely not as many jobs in those places though.
