Hi everyone!
Thank you for your previous comments...
My husband was out today looking at what we thought were neighborhoods included in "The Shores", but it seems that they all weren't?? I am wondering if anyone knows the specific area to look in to make sure we would have access to the amenities offered.

Thank you so much!

Are you specifically looking at the golf course amenities? If so, this golf course is semi-private so it is available to the public too.

The HOA is $463 a year and does not include golf. You do get a discount as a resident.

Hillside, Fairway Point, The Shores North, the first phase simply called The Shores, Creekside Shores,

Hillcrest: the neighborhood you access from Lakeshore drive and turn west on Bayhill.
Phase 1 and 2 (built in the late 90s) don't have an HOA but Phase 3 does. Those are the homes built in 2004 and after.

Random Oaks at the Shores doesn't have access to the amenities that the development offers. They have an HOA that covers only management fees and it costs $175 a year. It's the neighborhood that is NW of 205 and Quail Run.

The older neighborhood of The Shores where the homes are built in the 80s. It's a small pocket that includes about 6 streets. They have a voluntary HOA and parts of it backs to the golf course before it was developped into a golf course so they got "grand fathered".

Sorry if I confused you more. It's just not clear cut.

Naima

The golf course is currently closed while they find a new owner/operator to replace the previous one. Many of the home owners also feel that the previous operator did not keep the golf course in top condition. This would be an important point to consider when buying a home in the Shores; however, it's still a great place to own a home in Rockwall.

There is The Shores (often referred to as The Old Shores), The Shores on Lake Ray Hubbard (New Shores), Hillcrest Shores, Rambling Oaks... If you are interestd in the amenties ONLY The Shores on Lake Ray Hubbard has access. The Old Shores were not "Grandfathered in" as most people say, however, it is true that theOA dues are voluntary. Both The Shores on LRH and Hillcrest Shores pay 269 twice annually. Be aware that these homes are built very close together and there are no blatently obvious signs distinguishing which homes belong where. Lakeshore drive and all the streets and cul de sacs belong to Hillcrest Shores until it turns in to Crestcove and Waterway (now you are in The Shores LRH). Parallel to Lakeforest is Gardencrest which belongs to The Shores LRH. If you enter through Masters Blvd off Lakeshore and turn left you are in The Shores on LRH. All the side streets on both sides are part of The Shores LRH (for the most part) until you come to the Clubhouse. Shores now becomes Champtions drive and all the homes on Champions to your left are Old Shores and all the homes on the various streets to your right are The Shores LRH. If you were to take a right at Masters the first 5-6 homes on your right are The Shores on LRH, but all the other homes on both sides are The Old Shores with exception of The Homes within "Fairlakes Point" which belong to The Shores LRH. These homes are clearly labeld with a moniker stating Fairlakes Pointe. If you continue down Shores Blvd past the stop sign at Shores and Champions, both sides are The Old Shores until you come to Potter on your right and ___(cant think of it) on your left. All these homes located on the streets off of Shores Blvd until Dalton Rd/205 belong to The Shores on LRH with the exception of: homes on Ashborne past Nova Park and Eagen Ridge. Please note that Ashborne is a long street and goes on both sides of Shores Blvd. (The side located behind The Shores Park IS NOT part of The Shores LRH, Old Shores...
If you enter off 205: All homes are The Old Shores with the exceptions of: The Homes to your immediate right off of Oak Hallow, Bear Branch, Lacebark; The homes on 205 on the right hand side prior to Lacebark; The homes on your right side within half cul de sac and all homes on Creekside (the first street on your rt). If you continue on 205 you will hit Shores Blvd.
It is very confusing on paper, when in doubt contact the property manager of The Shores on Lake Ray Hubbard. [mod]no personal info permitted - contact by DM only[/mod]
