Thanks everyone. We like the looks of Celina. If I have an acre lets say, I'm not worried about houses being built near just don't want the cookie cutter neighborhood with houses 2 foot from you on each side type of subdivision. I know an acre of land with house in Frisco would be more than 400k so looking further out (may even find something on 1/2 acre).

Rural property near Plano? That ship sailed 30 years ago. Every piece of buildable land between Dallas and Sherman has long since been pored over by investors. Look up the ownership in the tax records and see how much of it is owned by entities like "XYZ Land Development".


Now if you're actually talking about one acre lots, you can still find subdivisions like that between Plano and Sherman.

Another thought is Sachse. They have many acre + houses out there, some could also be Rowlett

Yes you can also add Wylie to that as well. Although it's just timing. New developments with your standard postage sized lots are being thrown up all over Wylie so all those homes on acreage will start to drop off over time. On this side of town, I would look at places like Lavon, Nevada and places further north. The development crush wont reach them for a few years yet so prices for land will be cheaper, for now.

Beware the property taxes in Grayson County to the north. They are notoriously high.

Also, just for quality of life issues, you'll likely want to avoid places that allow mobile homes, such as Nevada and Lavon.

Avoid Princeton, too. You can do searches here and find out why.

Aren't there trailer parks all over Collin County? McKinney, Plano, Sachse, Wylie, Little Elm, Anna, etc. Just because a city has a trailer park shouldn't mean you should avoid the whole city.

I don't know anything about Nevada or Lavon, but Princeton is currently in the early phases of being developed. It's bad reputation has been overblown and will be a different town in 10 years. It's already a different town than it was 10 years ago.

Yeah I was going to say just this. I know for a fact there is a trailer park in Plano. I've seen it enough times.
Wylie has some as well, and after living here for 8 years now, I can say it's a non issue. Doesnt impact my quality of life one bit as I'm sure as is the case in many other cities that have them.

Princeton has a concentration of meth labs and convicted sex felons. It's not a place where you'd want to raise a family if you can afford a better area. We also looked in Princeton for land... no go. Every place we liked that could meet our land/housing criteria, there was at least one sex offender living within a half a mile. The meth folks don't have to be put on a map at this point, but considering the number of cases Princeton has dealt with that have made the news, I wouldn't be surprised if avoiding them is even harder.

Trailer parks are generally not the problem. They require residents to keep up with their trash and not have junk stored on the property, etc.

When cities allow mobile homes on a 1/2 to 1 acre lot within the city limits, that’s usually rife for problems. Invariably, a few of them will be kept up nicely, but the majority will end up with old cars, half-finished barns, etc. and become eyesores. If youVe never been to Nevada, it is full of places like this.

The meth and sex offenders is exactly what I was referring to about Princeton.

To late for that! Google and do an aerial of Hwy 78 & FM 6, Lavon, TX. Look just to the South of FM 6 and you will see another huge development in progress.



Even little Josephine, TX nearby is beginning to explode. Google it and do an aerial. Look just South of FM 6, along FM 177 and on the East side of it, and you will see the start of a new MUD development bounded by FM 1777 and CR 679. What the aerials have not caught up to yet is the HUGE former farm field bounded by FM 1777, CR 679, CR 678, CR 1213 (Ranch Road), and CR 2668. That entire field is the other part of that MUD and has already been Dozed and streets being paved.



Land prices all around these small towns has skyrocketed! It is not uncommon to see asking prices of $15K - $20K per acre for very large parcels. Most are very large parcels and with the huge amount of development occurring there are no incentives to breaking up very large parcels in small one or two acre lots unless it is a developer creating a new development.



If it was my choice I would not build in Nevada. They never prepared for the creep that is occurring. Nevada has no sewage treatment facilities and as a result all homes are septic systems. Nothing wrong with septic but they are allowing them on 1/2 acre lots (State minimum) and that does not bode well for various reasons!


What used to be true rural type living has been pushed way out and even that is changing quickly!
