We just moved to Lucas ourselves; although it's growing like most of the burbs, the wonderful thing is - generally - the availability of larger lots. We're on 2 acres (higher price point), but there are many 1 acre lots. $400K will be tough, but it's doable if you're not looking for a perfectly updated home. To @tcualum's comment, they just expanded Parker Rd to 4-6 lanes, which is providing some traffic relief in this area. Regardless, it's 7-8 miles to get to 75 from this area, so it can take a little while, but for an occasional commute it's totally doable.

What about Gunter?? It’s not too far and with Tollway extension, it can be faster connect to Dallas.

Never been there myself, but from everything I've heard, Gunter is going to be another "Frisco starter kit" type city now that they are getting the Tollway. In other words, the rural environment is facing numbered days.
