In the early 2000s, as you’d expect, Plano overall was newer and cleaner. The majority of the development in Allen was on the East side of 75 - the only subdivisions on the west side of 75 in Allen were parts of Twin Creeks, Suncreek & Watters Crossing.

Plano West Sr High was still “new” in the early 2000s and was considered the hot school at that time. A lot of the larger retail such as Stonebriar and Willow Bend was still new.

You didn’t hear about people moving to Prosper, Celina or Melissa at that time. In the early 2000s, people were still targeting Plano proper - particularly west Plano - and those looking North were looking at Frisco, Allen & McKinney.

The original shops at Legacy opened & was really a go-to spot.

At the current rate of growth northward soon it'll be Sherman/Denison growing like crazy.

Melissa and Anna will need to be built out before anyone goes to Sherman.

Nope. Check out the retail by 75/82. Melissa/Anna don't have anything close to it. Sherman's growth isn't tied to Melissa or Anna very strongly. I wouldn't be surprised to see Sherman increase their population by 50% over the next 10 years.

There will be growth all along 75 between Sherman and McKinney - Howe and Van Alstyne have subdivisions underway.

Ok, now that's just being silly.

First of all, Melissa and Anna are growing because they have exponentially improving school districts, a plethora of new construction homes and are in reasonable commuting distance to the high-paying white collar jobs in Collin County. So just the thought that Sherman will grow by 50% within the next decade when it hasn't even been growing at half that rate, has mediocre schools, limited new home construction and few high-paying jobs is not based in reality.

Second, Melissa and Anna have easy access to just about every type of retail store you can think of (way more than what you will ever find in Sherman) a mere 10-20 mile drive to their south in McKinney and Allen. And given the rapid pace that Melissa and Anna are growing with upper middle class residents, it's only a matter of time before they build up enough population density to attract more retailers in their backyard. And frankly, that's more likely to happen within the next 10 years than Sherman growing by 50%.

Right, including a 6,000 home subdivision under construction right now between Anna and Van Alstyne.

Not exactly true. Deion Sanders had a giant home built in Prosper in 1999, and the mega Prosper High was built in 2010, at $120m, the most expensive high school built in Texas at the time (maybe still is?). So Prosper was a known location and the bond funding for that school started in the early 2000s. Prosper also opened a new high school in 2000, so it was most assuredly growing like crazy then.

I hope you're not a city planner anywhere in north TX LOL. Sherman growing by 20k people over 10 years will EASILY be achieved, they're already growing by more than 2k people per year and their population was 40-42k in 2019, and it's 46k in 2020. So if you don't think they'll be at 65k or so in a decade... well, you clearly haven't been tracking the growth in NTX very long.



Melissa and Anna have to DRIVE to "every type of retail store you can think of." Sherman currently has more of them within its borders than they do.
