I am discussing with my agent the best offer that I need to submit to win this house.

Listed at $599,900. I am thinking a cash offer with 20% overbid ($720,000 / $292 per sq ft) with 60 days lease back, Cover seller title policy, waive inspection, waive appraisal will hopefully put me in the top 3 offers.

Does anyone have any other suggestions to help improve my chances of winning?

Should I use some sort of escalation clause for $50,000.

The other houses that I am looking at are below. My max budget is $1,200,000 ($600,000 cash and $600,000 loan).

I personally would never pay over asking price for anything. My advice would be rent until the housing market calms down.

You're not a helpful agent at all. Did you run any comps??

You need to work to earn that commission. Even cashback realtors do more work.

The advice that was given was not helpful at all. Its typical of a greedy realtor who simply wants to collect an easy commission check.

Realtors like TeamLynn are making the market worse by recommending 25% overbidding without any research

If this is what is expected from TeamLynn, no wonder folks are skipping realtors and going the cashback realtor route or redfin agent route.


We do all the work, we put up all the money and they collect that sweet easy commission.

No wonder redfin, zillow and cash back realtors can easily take business away from traditional realtors who are lazy and just spout off 25% over bid recommendations.

The asking price and your counter offer are ridiculously overpriced. Both.
