This is flat out bad information. Highland Park has a median income of $211,000 as median not $332,000 and this is from multiple sources that have it around this number yet the poster references median incomes. My guess is this is average, not median. Since they aren't close on this I disregard everything else. BTW Southlake was listed as the richest city in the US recently when median income was used and had a median income of around $240,000. Qualification is over 25,000 residents. Even taking Westlake into account has a lower median income but a far higher average income.

It says right in the data "mean" on each one not "median." You would expect the mean to be higher than the median.

It states West Plano and Lakeside had median of... That is incorrect. Those are averages. When you click on link it talks about averages, not median or at least the poster said median and maybe they meant average (mean). Having said that what it shows is that the rich of these cities are richer but the the folks in general earn less. Average in Southlake is around $300,000 which shows that the almost all of the people are earning close to the median.

So it seems as if the poster was incorrect not the data. Having said that median I used as a measure far more than mean or average. In other words the majority of citizens in Southlake make far more than the majority of citizens in Highland Park. However the richest in Highland park and/or Westlake make far more than the richest in Southlake.

Yeah some of those numbers look weird. I would be curious to know about this neighborhood in Mansfield with a higher mean household income than parts of University Park

To steer things back on topic a bit, my own anecdotal evidence from three of my friends who are building right now, all have had their estimated completion dates extended by several months, about 6 months for two of them, and one is... pending. It's already been 6+ months delayed, that one is in Southlake. He has not received a price hike, but expects there to be one before all is said and done. The other two are in McKinney and Prosper.


We keep getting inundated with offers to sell our home. Letters, phone calls, etc. Just last night I got a call from someone asking if we were selling or thinking about selling, I said no. They followed that by asking when I thought I would be selling, I was like really? We've only been here a short while and it's sorely tempting to put the house up for sale at current prices, I think we'd net about a $300k gain in just 1.5 years. When it gets to be a $500k gain we'll probably look at it more seriously to "reset" our taxable gain amount.

My bad, I mistyped. I meant to write “mean” income.

The data that Mr. Higley used to calculate these rankings was spot on, I remember, because I actually looked at his methodologies.

Of course, being over a decade old, they’re no longer accurate (I think data is from 2010), which is probably why he pulled everything off his site. I can imagine this kind of meticulous research is exhaustive.

The demographer who compiled this list at one point had a map which highlighted the neighborhood borders of every community he ranked. I’m pretty sure he included all of the Willow Bend neighborhoods — Country, Creeks, Lakes, Polo Estates, Estates, Enclave, et al, but I can’t be sure at this point.

For sure, this is a massive pain for them I would imagine with prices going up and even more availability wise. Having backorders out of the wazoo and tell your client that there is so much delay or having to pick other choices last minute is probably not the experience they want to provide.

In your case, then you do not get to pick anything ? How does that work for those new type of contract ?

Correct, the builder makes all the initial selections / upgrades. However, because of the current supply chain issues, whenever something was back-ordered and needed re-selection, they give us the opportunity to select. So we still were able to make a few selections, which was nice.

I’m not sure, that could be true — I don’t necessarily think that income is a great metric for total household wealth, though.
