Default Grand Estates at Northlake hills

Does anyone know this neighborhood at all? If so, can you list the pro's & con's of it? As well as your opinion.

We are looking at 2 different houses there and the neighborhood looks very nice from what we have seen in picutres/virtual tour. Also, its in the coppell school district which is a plus to us.

We can't personally look at it because we are not local.

Yes I know the neighborhood. There are very big power lines that go through there which can be a big downside when it comes to resell...

Also, there are talks about building a huge complex of about 10,000 apartments between this community and Beltline.

I'm in Coppell. Grand Homes builds these homes & their reputation is not very good. These homes are fairly expensive in an area that is overall priced much lower. many of the homes they've built in the area are coming back on the market & fairly hard to resale.

I would take my money & try to find something actually in Coppell.

Personally, I see a lot of homes and Grand & KB Homes are about the worst builders in our market.

Great replies! Good info. So Grand homes is known as a bad builder? The 2 homes I'm looking at are built by grand homes. One of them is priced right though... it's very cheap for the area. Also, there are only 2 homes for sale in this neighborhood right now. One of them is overpriced in my opinion and the other is underpriced.

Also, neither home has power lines above or close to them so I'm safe there. Is the neighborhood desirable? The homes are all beautiful there from what I can see.

I have been looking in Coppell as well but It seems Coppell is older and the homes don't look as nice imo. I can't seem to find anything for sale there that I like.

This is one reason 80% of the people end up in Flower Mound. After your 1st post I ran a search in MLS & there is quite a few on the market. Just my opinion, but I would do anything buy buy a Grand Home. They look good at 1st but I've seen them with serious issues after 2-3 years.

To each his own. I'm not crazy about anything in Coppell right now. Below is one house we are looking at...please click on the link. They are willing to sell for 415k. Please send me a link of a house this nice in Coppell and I would be more than willing to entertain it. I do not like flowermound at all. My wife will be working in Dallas and she will not be driving 50 minutes+ everyday to get to work! The only areas we are considering are Coppell, Irving (Valley Ranch/Las colinas), or possibly Carrollton. Carrollton is more than likely out though because I don't care for the area much. Coppell isnt bad at all but I can't find a house I like right now. We are probably going to just move to the irving area and rent for 6 months while we do our search.

Have you looked at Coyote Ridge and Moore Farms in Carrollton? La Villita in Valley Ranch? There is also a community in Coppell called Georgian Place that has several similar homes for sale.

It seems that the house on Sandbar was overpriced when it first went on the market which caused it to stay on the market a lot longer plus it's competing with the brand new construction that Grand is offering.

Pretty simple. They are asking too much! They put 100k in upgrades into the home thinking the home would continue to go up in value (They bought in 2005) and then the bubble burst. There is another home down the street that is the same layout and they are only asking 379k which is the listing price, so I'm sure that can be negotiated down. They do not have any upgrades like granite, hardwood floors, etc. but the house appears to be priced low. Below is a link to that one. It doesn't look as nice... but its on a corner ...by adding our own upgrades it would be just as nice.
