COMPETED with new construction in N. Dallas-- THANK YOU!!!!!!!
Hello my friends...
We had quite a lengthy chat on the subject of competing with new construction in north Dallas a while back.
I want to thank you. Because it was collectively you-- who helped me sell my house!
You may recall I was asking for suggestions on how to compete with new construction incentives, etc. and I included a link to my listing.
And then you responded. And responded. And responded.
WHERE THE HECK WAS THE PHOTO OF THE FRONT OF THE HOUSE?!
Turns out that even though my realtor had a photo of the front of the house on the literature I approved, she had not included it on the MLS listing. Oops! Big oops! But hey, humans aren't perfect. It was just a big bummer for my family.
Anyway-- many of you emailed me individually wondering what happened-- because after over 50 posts-- that thread was taken off. I was never alerted that it was taken off. But I was alerted that my follow up thread, "What to ask for from Realtor who screwed up" was removed because it was "obviously an attempt to market my home." I was going to repost without a link to my house... but got everything figured out. And while we're on the subject-- while yes, I wanted to market my home, I also truly wanted your advice. I got it, and it worked!
Our realtor corrected the error. And we had an instant uptick in showings. Just days later, the buyers who would buy our home came through. We have since signed a contract, and now our relo company owns the house and is transitioning it to the buyers. Everyone's happy. They got a beautiful 2006 house that they can move in now, and we can move on.
Yeah-- it's a bummer that we lost 3 months. But I'm a glass is half-full gal, and just glad to be moving on.

Do you have a link to that thread? I just had a conversation with a homeowner in Keller who is faced with the builder competition and I'd love to pick up any new ideas I can!

First off, GREAT NEWS!!!!! Congratulations are in order. GOOD FOR YOU AND YOUR FAMILY!!!
Second, I guess they did remove the ENTIRE THREAD completely from all of C-D. I searched for all of your posts and it was not there at all. What a pity as it was a VERY GOOD THREAD! I'm sure it would be VERY helpful and beneficial to a lot of sellers in the same shoes. What a shame they took it entirely off.  POOH on City-Data for that one.

I would have linked it for you but apparently the ENTIRE THREAD was completely wiped out. That is a shame as it could have helped out a lot of sellers in the same boat. I even tried to google it and it DOES give the link but then you click on it and the C-D page says it is invalid.

Sadly, it was removed.
It really did have so many awesome suggestions--beyond the obvious-- Have a pic of the front of your house on the MLS!
I think it's a bit odd that the thread was removed after many days and over 50 posts.
But anyway-- one cool thing we did-- our relo company said they'd pay up to 7% realtor fees... so we worked it out to give our agent 3% and offer the buyer's agent the standard 3% plus a buyer's agent bonus of 1%. It was no more money out of our pocket, but it competed with the builder's $5K buyers agent incentive.
There were tons of other suggestions on that thread, too.
It's too bad you can't post a link to your seller's mls listing here, to get feedback... but you can post it on the real estate link-- and maybe get more feedback and ideas there.

As a Realtor, I felt that the thread was good and useful too. It helped me as an agent to see what buyers take into consideration when they look at a listing and I can apply some of those suggestions to marketing my own listings.
Congrats on your contract.

It's funny what a little financial incentive will do, isn't it?
I had a new client once who's vacant property was on the market for over a year. I did advise her to paint... but no other changes to the home. I told her we'd RAISE the price by about 10%. Then we'd add a nice fat bonus to the selling agent. Finally the commission would be 8%, split 4%/4%. I did some really aggressive telephoning to all the agents I knew and we had a contract in a couple weeks! The sellers ended up netting more, even with the higher commission and bonus!

frankly I was glad once I started to think about it that they did remove that thread--even it it had excellent ideas (some of them mine)
because it was a direct way to know where you lived--in this day and age that is a little TOO naive and trusting--
glad you got a contract...hope you make a good choice on your transfer--where are you going this time?
and are you planning to buy another house?
and after reading that agent's heads up about marketing a house---isn't this how many other mechants like furniture stores and auto dealers market their products--
raise the price and tell you there is a 25% off sale...
