Exclamation Building a new home with a media room versus without (Maxwell Creek, Murphy, TX)

My Family is trying to build a home in Maxwell Creek in Murphy, TX. A lot of the homes in the area have media rooms, but we would rather invest that $13,440 in the back yard to expand the patio and build a pool than do both and go over our budget. Would it be hard to resell a home without a media room in a neighborhood where most homes have one? If we don't build a media room, the space where it would have been will be attic space. Someone told us we could ask the builder not to put air conditioner units, etc, in that space so, if for some reason we have to sell, the buyer could add a media room. Is it best to add one to start with? Will we get a better Resale Value, and Will having it earn us more than the original $13,440 we pay for it?

I'd say half the media rooms in my Murphy neighborhood aren't really media rooms. A lot are playrooms and some are just storage.

If you don't want to finish it out, you might want to have them put decking down and use it as additional storage. And then if a buyer wants to build it out later, they're further down the road.
