VA loan information
Do you need all appliances in the house first to get the VA loan? That's what my realtor says, but I just wanted to make sure.

Absolutely NOT! Most of these REO's are bare cause they took the stove, frig, dishwasher. I am closing on two VA clients and it has not been an issue. Now what was an issue is that someone STOLE the fan for the AC unit in the back yard. And the lender said no credit for repairs allowed on VA it has to be fixed prior to closing!
But let TX realtors chime in cause maybe VA requirements are different there.

We go VA and never have needed all appliances, usually it had the dishwasher and stove, but never the fridge or washer and dryer (this was in Texas in 1999 and 2004 so maybe things have changed?).

I stove is required but I am not sure about a dishwasher since many of the older homes here do not have them. A fridge and washer/dryer set is not required.

VA requires that the house be in livable condition. They do require that a dishwasher (if the house is designed to have one) and stove be present. Not a refrigerator or washer/dryer.
They also require that they be installed, not just in boxes in the house. Believe me, I have had to unpack some to put them into the place they belong in to make the VA appraiser happy!!!

LOL that explains it then as far as why I always had a dishwasher and stove/oven. My first house wasn't VA (wasn't married when I bought it) and it had NOTHING, I mean I had to buy a stove, fridge and would have loved a dishwasher but it was over 40 years old and no spot for it.

our first house was bought through a VA loan and there was no fridge
(since the state didn't require one convey) states differ in this PA and TX do not require a fridge be in place BUT VA does.
So... have your realtor do some homework..they may not be familiar with the VA process
