Default Another Plano/Frisco question......

Not to drown this forum with the same old question,but most dont seem to be quite the same as mine. I will be relocating to the area in the next couple months, and will be looking to buy a home in the Plano/Frisco area. I am looking for an older home(20-50yrs old) in an older,well established neighborhood, with large trees , parks, plenty of kids,3 or 4br/2ba brick,1600-2000 sqft. I am willing to buy a fixer-upper as most of the older homes are built better,just dated. I have owned both new and 50 plus year old homes, and there is usually no comparison in quality, unless you build a custom home, and I dont care for the new cookie-cutter subdivisions. My price range is 150,000-175,000. Where would I look in the area? Commuting is not an issue, as my office would be in Plano, but the majority of my week would by traveling across the state. Any areas or neighborhoods would be helpful. Thanks in advance.

You won't find what your looking for in Frisco or Plano. Your going to have to go into Richardson which will still be a VERY EASY commute to Plano as they border each other to even come close to what your looking for.

Frisco - in the mid-80's thru the early 90's was still a WAY OUT THERE farm town. There were VERY FEW "housing developments" but mostly farmhouses.

Plano - the big growth started hitting in the 80's. You can find some houses built in older established neighborhoods in the 70's and 80's. Even in the early 80's going to Plano was "a trip" thru farmland in many areas.

In Richardson I'd look in the Canyon Creek and Richardson Heights areas. Still VERY POPULAR with young families for the good schools, great location, mature trees, large yards, creeks, great architecture, community feel, etc.

Since all of Frisco (including the streets, etc) are less than 10 yrs old, you might want to cross Frisco off your list.

Plano has a few older, historic homes located east of I-75:
Old Towne

I have to respectfully disagree. I think you'll find some homes in Plano that match your needs. Look up MLS # 11010894. Also look south of that neighborhood (across Park). I would also suggest the neighborhood that's north of Parker, south of Spring Creek, west of Custer and east of Independence. I think it's called Parker Road Estates.

Yes, of course Plano has homes that fit your criteria. Just go to any real estate website and look at 75074 zip code. There aren't a lot of them, but they are out there. There were even a couple in your price range that are in the Los Rios area, which is a pretty nice subdivision. But yes, you would have more to choose from in Richardson, and Garland has MANY older homes in this price range.

I did say the OP could find "SOME" homes built in the late 70's and early 80's but the overwhelming MAJORITY of the city is newer. As the other poster said, they will have more options on housing by going a bit furhter south into Richardson and east a bit into Garland. I was just letting the OP know they might not find as much as would interest them IN Plano due to the age of many areas being newer. Just giving them other options to consider if they do indeed want older well established neighborhoods, that is all.

my old house in central plano was like this- it was built in 1984 (22 yrs old). The subdivision was Briarmeade, zip 75075, Park and Alma the nearest cross-streets.

You'd have success in Central Plano - Plano Senior High was the first high school in Plano, PESH didn't even open till 1981, so there are homes right around Plano Senior High that are that old.

Heck, there are even some homes in Willowbend that were built in the mid-80's.

I think in general, you'd want to stay away from North Plano, and maybe far west Plano.

Yeah, Willow Bend has plenty of houses built in the late 70s and early 80s...I prefer this construction, too! But they are _far_ out of the aforementioned price range.

The area between Plano Parkway and Parker and Ohio and Independence is worth looking at if you want to stay away from 75/Central Expressway. Those homes are older, smaller, have nice old greenery, and fit more in that price range (though perhaps the upper end of it).

Yeah, central Plano, I think, might yield quite a few in this category. I'm not sure their price range, but I'm also thinking of Pittman Creek in central Plano.
Very nice area with older, kinda upscale homes there. Lots of trees etc.
