Garland
I noticed the price of homes in Garland seemed to be lower than other suburbs around. Am I to assume Garland is not a place we would want to consider living in?

Yes its horrible here, let me tell you. Live as far away as possible, like up towards the red river. Garland is a radioactive third world penal colony.
We have a black mayor, and and a lot of people who speak English a second language.
I get robbed every time I step foot outside my home......
Just kidding, but really you should come check it out. Like anywhere else it has its nice parts, and it has its not so nice parts. We have a great city government that works very hard to keep the city nice. Lately they have been shutting down run down apartment complexes, or forcing them to make a lot of improvements. Code enforcement has also been keeping up with things such as high grass, and junk cars.
There is not a lot of major/violent crime here. Mostly stuff like car break ins, etc. We have a great school system with a wonderful gifted and talented program.

I have a friend from work that came here from East L.A., and he says that he likes Garland because it reminds him of back home. If that's a good thing, I'm not so sure! lol!

Garland a ghetto?
Maybe some area a little run down...
I would consider Everywhere except a few parts of Dallas and a couple of streets in the suburbs bordering that area safe...
Garland is fine, I always thought of it as upscale. I don't know the area very well though, can't say I go often, probably never really truly been in Garland...

Actually, the Garland real estate market is one of the few around that has not been hit hard w/ record foreclosures and the prices have stayed steady. I've lived in Garland for 16 years and LOVE IT! The schools are great w/ the magnet programs yet the neighborhood schools are just as good. There is the newer area up in and around Firewheel. South Garland has some BEAUTIFUL areas w/ HUGE lots w/ HUGE mature trees and some are creek lots. Houses in the prime areas of Garland don't go up for sale often and if they do they are sold pretty quick.

I have always considered Garland to be a major city on a smaller scale. There are truly great areas and depressing areas. Most of the city falls in between these two. I would have no problem calling Garland home. You just need to drive around and take a look see for yourself.

When I read the first part of your post, I started cracking up laughing because that is definitely not how Garland is. I have read on here where people have compared it to Compton and said that they won't get out of the car in Garland because it is unsafe, which is definitely NOT true. Garland is a very nice and established city. It has older areas and newer areas. It does have some areas that are not so nice like around 635, but for the most part, it is very safe. There is a lot of new development around 190 and Firewheel Mall. There is a mix of old and newer homes that are very nice. Garland's housing market is very stable as they don't have a ton of foreclosures and stuff like that. The schools are VERY good and there is a good magnet school program. The commute to Downtown Dallas also would be easy. Hope this helps!

Look at Garland's crime compared to the city where I used to live, Richmond... similar population levels. Garland's popluation is 218,792, Richmond is 200,123.
Murder:
Garland - 7
Richmond - 93
Robbery:
Garland - 362
Richmond - 1174
So when I hear people talk about Garland being rough, I just have to chuckle. I think most people think that if they see a brown skinned person living in an area, it's instantly the ghetto or a bad area. What a load of bs.
You can drive down 78 through Garland and see Mexican butchers and clothing stores and look at it negatively, or you could see it as an opportunity to shop some place other than Kroger and Kohl's. I hear Fiesta Supermarket has much better produce...
But what I notice for the most part in Garland is that people take care of their property. Lawns are mowed, there aren't cars up on cinderblocks... it's older, but it's clean. Back in Richmond there were quite a few areas where it was run down and gross looking.

Thanks for the info everybody. It looks like Garland will be our home next summer. DART, Saigon Taipei, affordable housing, close to church and church school in richardson. What more can we ask for.
