Great Deal Houses in Mesquite, But, How Bad is the Area West of Mesquite???
You can buy some decent houses in Mesquite for less than $100K:
1) Single Family Home - 2137 Birch, Mesquite, TX, 75181 - Realtor.com
2) Single Family Home - 1420 Cool Springs Drive, Mesquite, TX, 75181 - Realtor.com
3) Single Family Home - 12701 Summer Hill Drive, Balch Springs, TX, 75180 - Realtor.com
Or even better ones for slightly more than 100K:
1) Single Family Home - 2825 Tealridge Drive, Mesquite, TX, 75181 - Realtor.com
2) Single Family Home - 2016 Island View Drive, Mesquite, TX, 75149 - Realtor.com
3) Single Family Home - 2433 Saddlehorn Drive, Mesquite, TX, 75181 - Realtor.com
In addition, the distance to downtown is not that bad either. Is the neighborhood really that bad?

75181 is my area code so I am qualified to speak about these properties. Many of these properties are foreclosures. Some of them are in nicer neighborhoods than others (75181 covers quite a few price ranges). It is a solid working class neighborhoods and most of these homes were built in the early to mid 90's. The area is very diverse with a makeup of about 50% white, 30% black and 20% hispanic. I would suggest you take a drive around and see for yourself. You get alot of house for your money even with new construction. Send me a PM if you have any additonal questions.

I've lived in the 75181 area for about 14 years. I've purchased two homes in the area and enjoy living here. I live in the newer Falcons Lair area. The homes are large and you get your money's worth.

I lived in Mesquite, 75150 before we moved to Forney. I have several clients down in 75181 which includes Creek Crossing & Falcons Lair. They love it and have had no issues, there is a lot of turn over because it is an affordable area so a lot of people buy their first home in Mesquite. You will always get waaaaay more for your money in Mesquite!
