I have a cousin who lives in that area and she is the only black on her street. They live among huge trees and rolling hills. To be fair to Dave that area he was in is mostly black and I see much of what he is talking about. Perception is everything and it would be easy to write off the city based on what he saw. I would simply suggest he take ride around Cedar Hill near the lake and Grand Prairie border and then report back. I willing to bet you that his perception changes and he puts the area on his list. I see what he is saying and I can see why he has come to the conclusion that he has.

I dont get it grainraiser. he didnt see trash on the street, trailers, unkempt yards, broken down cars sitting on blocks...all he saw were african americans which he equated to crime, thuggery, and inferiority. My neighborhood has homes that range from 130 to 300, populated by blacks. i am more than a little surprised that you "see what he is saying"

I believe he made is assumption based on one street corner in Lancaster. He did not see the entire city. I am simply saying I think he based his decision on that one street corner which is mostly black. It's no different than folks who see one street corner in Oak Cliff and then proclaim the entire area as crime ridden. He did not see the entire picture. I do take offense that he seems to think that a mostly black area is crime ridden and trashy. He certainly did not see the areas in Lancaster, Desoto and Cedar Hill I am aware of. I would also be curious in knowing what race he is. Since he says he is not white my spidey senses are going off.

I'm really glad to have come across this topic, as to me Cedar Hill is very appealing. Tons-O-house for the money, trees, hills, a lake, and it's not ultra-dense as is most everything N of LBJ.
I will be so happy to be able to say to others, "yeah, I bought a house in South Dallas..." We're going to look at a place, tomorrow, which is on the tax roles at $507K, yet is priced at $225K. It's an ultra-clean foreclosure. Gotta love it when speculators get their head handed to them.

welcome to cedar hill. you'll love it here, especially if you are into kayaking, biking, hiking and the great outdoors. there has been some white flight in the southwest dallas county but the data shows that household income has gone up and percentage of people with degrees has also gone up. that might give an indication of the type of people moving out and those moving in.

I have been reading all threads about Cedar Hill. So far, I am so interested in moving to. But I just like to figure out one thing...
I checked the Cedar Hill Police Department crime statistics, and found out this:
Belt Line Rd/S. Clerk 44(July) 40(August)
FM1382WB/NB67SR 88(J) 15(A)
SB67SR/FM1382 22(J) 5(A)
Belt Line/Joe Wilson 80(J) 51(A)
Belt Line/Waterford Oaks 153(J) 171(A)
Well, it seems "SB67SR/FM1382" area is safer area in the city, but where exactly is it? Besides these two streets, which streets are the border? Is it "Bray Elementary" area? I currently live in a bigger city, so can not even compare if these numbers are low enough or not. Could anyone help?

Thanks!
Actually, my wife and I used to do these kinda things, but dangerous hobbies occasionally bite, and we have the scars...literally.
So it goes. You can't live life being afraid...that's not living. We still bicycle, and have considered re-taking up water activities. Hiking...not really able to, but we do the best we can with what, for us, winds up being strenuous exploration. Adventure = good
I was talking about this with my wife, and I said, "y'know, I couldn't care less if we're the only 'white people' in the area...look at the place, it's upper-middle class, regardless of skin color."
Having grown up in old/true North Dallas, south of LBJ, my issues aren't with race, but rather socio-economic perception. You can't control skin color, though some try, but you can control how much of an obnoxious fool you are when you judge someone by where they live and what they appear to have.
Sorry for the mini-rant.
Our house viewing was bumped a day by the realtor, so we're seeing it in a couple of hours. The only fear I have is we'll fall in love with the joint, and then be scrambling to get a loan for it. We'd put almost 50% down, which you'd think would scream, "HEY, we have a live one, here!", but it seems most all lenders are freaked out a bit.
I am also itching to see the Fed drop their main rate at least 50 basis points, next week. Borrowed money is approaching free for use. Not quite there, but it's much better than say, 1981.

I just recently bought a house in Oak Cliff and this afternoon I headed south to go shopping in Cedar Hill. It was my first time in Cedar Hill and what I saw was very nice, middle to upper middle class homes. Trust me, shopping centers like Uptown Village don't get built in the "ghetto". If the demographics aren't right it does not get built so I'm guessing there is a decent amount of money out there.
It took me about 10 minutes to get there from my house and I'm happy to have a new shopping location.

I just want to add that my family and I have never experienced a crime the past nine years living here. My neighbor has has a lawn mower stolen a couple of years ago. She sometimes left her back gate unlatched. Since she put a lock on it and nothing as happened.
Also to note, the city has become a retail and restaurant destination for most of the southern side of Dallas mainly because its relatively safe here as opposed to the shoplifter infested Redbird mall area,(oops, I meant Southwest), in southern Dallas and of course the favorable demographics here. There is enough interesting things to do here including a movie theater, the outdoor living center, the new rec center, the parks and lake so we don't have to leave the area very much, but if we want to there is of course the whole Dallas/ Fort Worth metro and all its attractions nearby.
