Buying a home in Balch Springs
Hello everyone,
I'm a single woman under 30 looking to buy my first home (no more than $60,000). I've been looking at areas and I was looking at Balch Springs; my grandmother lives there and it seems like a nice enough area. I'm thinking about a couple of homes out there that zone to the Mesquite ISD district; my plan to have it paid off in a few years and maybe keep it as a second home for income. (I'm also looking at a duplex.) I'm also looking at Mesquite, Rowlett and Garland, but I'm drawn to BS, for some strange reason. But there's always something that you don't know - for example, Plano had their heroin epidemic when I was in high school, and now the Mesquite area is/was dealing with the cheese problem. Nothing that would make me rule out an area, but something that's "need to know" info, I'd say.
I'm working with a broker and a Realtor so I feel like I'm getting pretty solid advice, but any advice or information would be greatly appreciated, especially from those who own homes in BS. A couple of points, however; I'm not looking to hear from those who go on and on about the mean streets of Rowlett (some of you call poverty is hysterical), and please don't jump on me for not spending $150K on some mini McMansion. This is my first house and it's just me, and I just don't think it's necessary right now.

I have never seen a home for $60,000 anywhere. I wish they were that cheap.
I do think my grandfather bought his house in the chicago suburbs for around $50k but that was back in 1955.

Do those have bullet proof glass windows, for drive by shootings?  Stop it, it was a joke...LOL
Those look similar to homes we have owned in the past. I picked up a same size, look, home in AL about 9 years ago for $65K...sold it at the peak 4 years ago for $110K...
If that is the area you want to be in, and you can afford the home, which is sounds like you are making educated decisions, then go for it! The market will be coming around in 9 months to a year, and your value will probably increase..
My wife sold out in BS years ago for a new home builder, I would consider that area to live in myself...

We lived in Dallas just bordering Balch Springs about 15 years ago. I was, consequently, in Balch Springs very frequently. Frankly, I would not purchase a house there because of the crime, etc. Sorry to be so blunt, and if anyone in Balch Springs is reading this, I apologize, but I would NOT buy in that area. Just my .02. If you want to be in that vicinity, I would prefer some of the better areas of Mesquite... or Garland/Rowlett as you said, to Balch Springs. (Pleasant Grove is a "no no" too.)

Do you have anything remotely resembling advice, or am I going to blessed with your snotty comments and lack of knowledge for the next few days? I'm sorry your life is so empty that you feel the strange need to dump all over my parade, but try reading a book or volunteering or something that'll give you a better sense of self.

I knew people who bought houses out in PG prior to the housing collapse, thinking they got a great value and would be able to make a quick profit. Boyyyy, do they regret that now.
