Default Royse City Opinions

New to site, what a great find....anyway thinking of moving from az to dallas area...and what we are looking for is a higher quality of life...we need country/city mix, home on a couple acres preferably but the abliity to commute to a population big enough to make a good living (i am in the car business, finance and sales manager end, any car people out there?) stumbled on Royse City but wonder are there large dealerships close or is there another area we should look at..price range 200-350...thanks.

My sister lives in Royse City, and my parents are close to it. FWIW, my sister is in the car repo business, and her husband is an auto mechanic. They both drive into Dallas for work.

You won't find many homes in that price range there. Most are MUCH lower!! I'd recommend looking in Fate if you want to spend that much on a home. Royse City has many smaller homes and a lot of mobile homes. There are some new home communities there, but they are mostly affordable homes under $150k. Royse City doesn't have a grocery store or a Wal-Mart, so you have to go to Forney, Greenville or Rockwall for those. Royse City DOES have good schools. One of my nephews is in their gifted/talented program and he loves it.

I think Royse City has a couple of little used car lots on Hwy 66, but there's no new car dealership there. The closest new car dealerships are in Rockwall or Mesquite, or in Greenville. Either way, you'd be looking at a 15-30 minute commute.

Umm I would recommend Royse City if you don't mind driving 15 minutes to Rockwall just to go to places like Target, Wal Mart, restaurants, fast food, etc. There is not any car dealerships there like what you are talking about. I would recommend living closer into Dallas like Rockwall or something. You would still have to commute to Dallas for the really big dealerships, but the commute wouldn't be that bad at all. Plus you would have a ton of shopping and dining right there.

There is also other areas that are really nice. It really just depends on where you will be working at. Once you find out, I will provide you with more information on specific areas commutable to where you will be working.

You could get a decent home on a couple acres in Royse City. It is growing a lot. I think the last pop. number I heard was 12K. Small businesses are popping up there. A few medical places have opened up recently. The closest largest dealerships are in Rockwall but a lot more in Garland and Mesquite. There are however some RV dealerships. One of them is the big dog, McLain's and it's doing very well. You wouldn't have to go into Dallas.

Royse City is spread out among 3 counties, Rockwall, Hunt and Collin so depending where you end up, the school district would also vary between Royse City ISD, Community ISD and Rockwall ISD.

Are you sure about this? I don't think any of the children in Royse City end up in the Rockwall ISD. Not entirely sure about Community...

All things considered, I think that the outskirts of Rockwall would fit your criteria....although you may need to bump up your price range to find acreage. There was just a new car dealership that opened in Rockwall recently and I think there are 1 or 2 more planned in the near future. That on top of the 3 dealerships that were already there.

Mesquite is also a nice area with lots of dealerships and more affordable properties, but there are not many large lots available. Other areas to look would be Forney and Talty, which are rural areas within easy driving distance to Mesquite, Garland, and Dallas.

My family has been in Royse City 5 generations on one side and 4 on the other (Acually Fate). I have been in the car business 20+ years. 14 yrs with the same group.
On Job availability in the area.
There are 5 franchise car dealers in Rockwall which is 7 miles west on I-30. Lakeside Chevrolet, Heritage PBG, Rockwall Dodge & Ford Mercury (Group One Automotive), Toyota of Rockwall Opened last half of 08 (very nice store.)
Dallas is about a 45min am commute.
Greenville is 20 minutes away and has a large selection of franchise dealers. (This is my market)
Terrell is 20+ minutes south and in my opinion ( I have worked that area years ago.) a much less desirable area to work in our business.

The school system in Royse City is very, very good. My children are 15 and 17, and are happier here than they have been in very expensive private schools and seem to learn more.

Your Housing buget here will buy alot of home and there are plenty available. We have experianced a population boom over the last 5 years and they didn't stop building until recently. (there is still activity in the upper level homes.) There is one mobile home park near I-30 (right at our main hwy exit), I guess the person in the above post drove out for a look around noticed it (Because of location) and decided there are alot of them here.

Over all Royse is a great place to raise a family, Rockwall is as far as you will need to go for entertainment, unless your into the "club scene" There are countless restraunts of every variety (except indian ). For a good idea of life in Rockwall County Google "the harbor in Rockwall).

Rockwall County is the smallest county in Texas and has a very real identity and is very self aware. origially settled mid 1800's by Anglo immigrants.

After reading through the other post I would add
Most everyone commutes for work so the major Grocery shoping done on the way home or on a Sat or Sun.
We do have a small local grocer and butcher, Several independent Cafes,Mc Donalds, KFC, Jack in the Box, Subway, Quiznos, 3 donut shoppes, 4 Pizza shoppes, Wing Dingers Sports Bar (Wings, Pizza, Burgers, Angus Steaks). and loads more, but limited to the usual fare. For Great Bar-b-Que see Chris Walker @ Soulmans. Roots coffee shoppe is a good substitute for Starbucks and has a drive through on the highway.

If you live in Royse City your kids go to Royse City ISD just to clearify due to bad info on one of the above post. There are children that live in unincorprated areas in Collin, Hunt, Rockwall and Kaufman Counties that attend our schools.

Mesquite is a horrible place to live we did it for 5 years. Gangs, Drugs and worse I don't know how anyone could mention Mesquite in the same post as Royse.

While Parts of Royse City do fall within Collin and Hunt County. none of it is in Kaufman County. (Yuck) though some unincorporated areas in Kaufman county use our schools.

PS. Fate lies between Royse City and Rockwall, East side of Fate is Royse City ISD. West is Rockwall ISD. But really people usually pick Royse and noone sems to notice. Fate has always been that way.

We have a Great golf course too.

Come live here it's great.

You'll find quite a few homes on 1-2 acres in the area, from about 150K and up, but not that many over about $225K. Forney to the south also will have a good selection of homes on small acreage sites. North Forney near the Rockwall county line might be an option for you.

You have to be kidding because all of Mesquite is not like that. I live in Mesquite but would not recommend it to the poster because is budget is more than most of the homes sell in Mesquite. Mesquite homes top out at around 200k and anything over 175k would be difficult to sell. I have several co-workers who commute from Royse City to downtown and they all seem to like it. I have never heard anyone of them complain. With that budget I would be looking at Rockwall.
