Better than the article is the pull out map inside that ranks the appreciation of every DFW area in 2005-2006.

Farmersville (never heard of it till now) went up a whopping 36% last year !

Other than Farmersville (which beat everyone), Mckinney held top honors in the North at 10%.

Plano only saw two percent, but since sales are at a record pace, they picked it as a hot spot:

In the Dallas proper area to the South, and area they are calling 'North Dallas' also saw 10%. Judging by the map it looks like the Bent tree area just to the East of the toll Road.

Far south, Lancaster won.

Then out near the airport, I think Keller took top honors.

Frisco still rang in at 5-6%, along with areas like Southlake and the park cities, which are known for appreciation.

Lots of areas were in the 0-2% range or even at negative appreciation. This ties in well with what we've talked about here regarding doing your homework.

Overall, the Real Estate picture still appears to be pretty solid here.

I saw that too. Yes, Farmersville and other areas like that will see a large increase due to the new building going on in those areas that they have NEVER had before the likes of. They are no longer small, sleepy farm towns. The only thing about that article that can be misleading is that it did not break down the cities into more geographical detail. Like Plano, Richardson, Garland, Irving. They are all LARGE cities that are very different from one side to the other. I'm sure if the areas that did not see an increase in some of these cities had been seperated out and put by themselves the newer areas would have a larger increase.

Correct. Same holds true for places like Frisco and Mckinney.

I expect that in certain more desirable areas, the increases are larger.

Default Increases in real estate = bad news

Increases in real estate are bad. Dallas is a place for people to live, not just flip a house. Let the coasters live for that.

Default Need help

Hi All,

I need some help in selecting the suburb for my first home. Myself and my husband are planning to buy a home in preferably plano, frisco or other places close to UTD. Can anyone please guide us on what all we need to look at. We have started going around looking at new homes mostly. We saw some in Frisco (i think its willow bend) and last weekend we saw Hickroy ridge in plano (by Drees) and Legacy villas by Ryland homes.
We need help in understanding the home buying process, which builders to look for, which areas are good (our budget is 250-350 K) as far as crime, diversity,school district and appraisal are concerned.

Frisco is not that close to UT Dallas, which is in Richardson.

20+ miles north.

Very doable commute, but I just wanted to make sure you knew that.

Plano would be the better choice if your looking to be close to UTD.

Thanks for the reply socketz. Yes thats the concern my husband and i had is the long drive. Can you suggest where we should look in Plano. There is not much new construction going on there i think. The only new construction we saw was by Drees so far in hickory ridge. We liked that community but don't know much details. Can you and others in the forum please share any info. they have about homes in Plano and which builders to look for and if we have to go for old homes then where should we look in plano.

If you want new, then the only developments left are in far North Plano (minus well be in Frisco) and 500k and up (Preston Lakes, Kings Ridge, etc.).

If you are looking for new in the 300s, check out Murphy and even Allen.

David Weekley/Sotherby build some nice homes out in Murphy.

thanks socketz. What do you think about hickory ridge in plano by Drees builders. They are closing out but the last few houses they have are around 350K.
