I wanna know where a good network of real estate investors are in Dallas? Any real estate investor groups that are not phonies?

What type of real estate investing? I work with a few groups in Dallas that do some things down in Austin.

Residential real estate. Investors who buy foreclosed properties and rehab them and sell them for a profit. Those kinds of investors.

The flippers are still around?
Even after what has been going on for the last couple of years?
Will they ever learn?

Dallas Market is pretty steady and i'm always looking for investors. Dallas hasn't been as affected by all of that as much as other cities or states in that case. Haven't had any slow periods in our business.

We're always looking for investors- whether it's slow or not. We try networking and getting as many contacts as we can. Thanks.

So that the investors will be burned just like they did in the past couple of years?

So that they will be just like the investors in California, Florida, NE, NW, Ohio, Michigan etc?

I guess it is much harder now to get the loans to buy these homes (for the flippers) so they are looking for "investors"...

You want investors that are not "phonies", yet you try to drum them up on an internet forum?

I do NOT want the Dallas area to become an "investors" dream in real estate. NO THANKS!! We have come out a LOT better than the states that did have the investors flocking to them. Some areas did get hit with them around here and innocent people hurt.

A legit investor is NOT going to need a "company" or anyone else to invest in real estate. If they are smart enough to know a good deal that can be bought, fixed up and flipped they are smart enough to handle it on their own. I'd trust a 1 man pony show in real estate investment before I would a "pool" or "group" of investors any day.
