Default What do you guys think about these two areas?

Ok... lest you should forget I was the grad student considering living in the apparently dangerous area in S. Dallas. What do you guys know or think about the safety of these two areas? On is on Aspen Drive in Dallas and the other is on Holly Hill Drive in Dallas. If anyone has any info regarding the safety of these areas I would appreciate. I am female and will be living alone with my dog. Aspen is still S. of I30 but further away then I was looking before. Holly Hill is N. of I30.

Stay away from Holly Hill Drive. Very bad street and surrounding area.

I looked up those two streets in the MLS to see where they are and what the prices are like. The address on Aspen is in an area called Bruton Terrace in SE Dallas, not far from Mesquite. Perhaps someone else can comment on that neighborhood since I'm not familiar with it. There were 3 available condos or townhomes listed at one location on Aspen. They all appear to be foreclosures and they were priced between $5,000 - $19,000. There was one house two blocks away that was listed for $50,000. It also appeared to be a foreclosure or a short sale. The multiple foreclosures in the townhome community would be enough to keep me away. And, there is a reason they are priced about the same as used cars.

As for Holly Hill, that is located in NE Dallas near Greenville Ave. & Fair Oaks. Again, most of the listings that I found were at a condo community and appeared to be predominantly foreclosures. They were also ridiculously cheap ($20,000 on the low end). This was a very high crime area not too long ago. I don't know if that is still the case. Check the crime statistics and be VERY careful.

OP I know you are seeking a bargain but you have to put yr safety first over anything else. I understand you don't want to have a monthly rent payment but for the short time you will be in grad school you should just rent in a safer neighborhood. There is a reason prices are so CHEAP in certain areas. You may have a dog but criminals have guns!! And when you park your car and your dog is inside the house, how safe are you gonna feel?

Have you thought about finding a house in or around Lancaster or Waxahachie - an older rural cheaper house to rent? Cheap in the country is a bit safer than cheap in the city.

You do not want to live in Bruton Terrace. I am familiar with the area and it is not a place you want to live. Crime is pretty rampant in that area. What school will you be doing your grad work at. I will try to suggest some cheap by safe places for you.

ldbug, if you don't mind renting a house I can pm you the name of someone that owns many rentals and she is a BIG TIME dog lover. She does not mind tenants having dogs at all. One of her children is a doctor so that might get you an "in" if he is in your area of care. Let me know and I'll send you her name and number. I think we would ALL much rather you find a decent place to rent in a safe area for you and your dog than some of the places your finding to buy.

FarNorthDallas has a great recommendation. And think Momo's offer sounds really good for you too.

In 1999 I briefly lived on Pineland, the Fair Oaks/Holly Hill area. Emphasis on briefly. It's was a hot area for drug purchasing and so drug related crime was quite common. And I don't think they've radically cleaned up the area since I left. The general location is actually really convenient though so it's a shame. And it's within minutes of very nice areas. You're better off here than in the previous addresses you saw in South Dallas, but understand it's iffy. I had 3 roommates when I lived there and we definitely had to watch out for each other when coming and going as the parking lot was, oh let's say an 'adventure' every time. Ditto for the corner stores. Not ideal for a single woman.

Plus, I had a girlfriend with a condo on the relatively good end of that neighborhood and it sat for sale forever.

Grainraiser - I will be going to grad school at UT Arlington. I will be doing an internship in critical care at parkland.

I will still consider renting if I can find something reasonable. I can just use the money I have saved for rent.

momof2dfw - I would be glad for you to send me the name of the lady with rentals. However, i don't know anything about pming here.... is there something I need to do to make that happen?

YIKES! UTA to Parkland........ oh my.

Anyway, I will pm you her info. At the top right of the screen where it says, "welcome, ldbug" you will see something telling you that you have a new message. It will be a darker black print for the number of messages. Click that and it will take you to it. Anyway, if she doesn't have something in an area that works for you she might know someone that does (and she has been known to buy something in an area specifically for someone to rent).
