It is quite rare to find a one-story 4/3 in Plano. My wife and I spent almost 8 months in 2007 searching for an ideal one-story house in Plano. We had several important criteria such as specific floor plan, sqr footage, south facing, school district (Plano senior), and affordability. We enventually purchased a nice one bedroom house (built in 1998) 2400 sqrt feet with 3 bedrooms/2.5 bath located near Custer and Hedgecoxe for $210K.

The Chase Oak location is very nice and your house is priced reasonably well. The only thing that I personally don't like is the school district (Plano East). Based on my research, Plano Senior is the best among all three Plano senior high schools.

I think the only way you can find out if you could sell your house is by putting your house in the market. For someone who is looking for the exact house, he may even pay for the asking price.

Inventories are so low in some neighborhoods, that Sellers are actually pleasantly surprised at how easily their homes are selling! It's not all gloom and doom people! Very neighborhood specific!

Well, I'm hoping that the relative "uniqueness" of a large one story might appeal to some folks. LOL! Sounds like our house might have indeed done it for you guys ( We are even south facing) except for the fact athat we are, as you noted, in Plano East district.
